Vilnius Industrial Park – growing potential for the development of industrial and warehousing companies


In 2015, UAB “Eika” began developing the Vilnius Industrial Park project, suitable for the development of logistics, factories, laboratories and technological companies. Currently, a 54-hectare territory located in Vilnius city, Užukampis k. (near Lentvaris) is being prepared for development. Preparatory works for the construction of an internal road are being carried out, and a power line is being laid. It is planned that investments in this territory may reach 100-150 million. EUR.

 The industrial park consists of 34 plots, 30 of which are suitable for industry and warehousing, and 4 for commercial activities. The territory is divided into plots from 1 to 2 hectares, but in order to meet the needs of customers, the possibility of combining plots is provided. One of the biggest advantages of the Vilnius industrial park is its convenient location and communication. “The territory is very close to the city of Lentvaris, so companies located here have the opportunity to hire employees from there, thus reducing the costs of employee transportation. For convenient communication with the capital, there is also a quick access via the Vilnius – Trakai bypass,” says Giedrius Brūzgė, Director of the Property Management Department of UAB EIKA, listing the advantages of the location.

In order to improve the internal infrastructure of the industrial park, internal road construction works have begun in the territory, and a road construction permit has been obtained. The internal road of the territory, which is over 500 m long, will serve the entire territory and provide access to all plots. Currently, preparatory work is being carried out in the territory – trees have been cut down, stumps have been uprooted. It is planned that the road will be installed in the autumn of this year.  In 2018, it is planned to invest 0.5 million EUR in infrastructure development.

Vilnius Industrial Park has all the necessary utilities: water supply, gas, domestic wastewater networks and water drainage. From now on, customers are also given the opportunity to connect to the networks of the Energy Distribution Operator (ESO) – 2 MW of electricity generator capacity, and in the coming years there will be an opportunity to connect to another 8 MW. The technical project for the construction of such a line has already been completed and the Energy Distribution Operator (ESO) has launched a tender for works.

In 2017, the first land purchase and sale agreement for a plot of land near the industrial park was already signed. It is expected that the Vilnius Industrial Park, which is ready for development, will also attract the attention of investors. “We see a very large potential for such a plot of land, as it is the only industrial and warehousing territory in this part of Vilnius with an already prepared infrastructure for the arrival of companies,” says G. Brūzgė.
