Independent electricity supplier Elektrum Lietuva will move into new premises at the end of next year – in the newly developed business center Flow in Vilnius. The modern business center being built on Konstitucijos Avenue is being developed by the company Eika and designed by the Architectural Creative Group. The lease agreement includes an area of 1,800 sq m. of A++ energy class premises on two floors of the business center.
According to Martynas Giga, CEO of Elektrum Lietuva, the Flow business space was chosen to create comfortable and modern working conditions for a rapidly growing team.
“We are growing and developing at a rapid pace, so the space in which we work must evolve with us. When looking for a new office location, we paid close attention to several essential criteria: employee convenience and sustainable, energy-smart solutions that meet our own work principles and values. From a practical point of view, a convenient office location in the city center, which we can easily reach not only by car, but also by public transport, was very suitable. Also, the opportunity to create an ergonomic working environment ourselves that would meet the changing needs of individual and team work is important to us,” shares M. Giga.
Focus on advanced solutions and sustainability
The A++ energy efficiency class business space will stand out with its smart and eco-friendly solutions. Flow is designed and built in accordance with the international sustainable building standard BREEAM – it aims to receive a BREEAM Outstanding rating. In order to minimize pollution, building materials from local manufacturers have been selected, some of which are made from secondary raw materials. Advanced engineering systems that meet the Well standard have been installed, ensuring comfort and a healthy lifestyle and reducing energy consumption. 100 percent green energy has been selected to serve the business center, which will be produced in the Eika Group’s solar power park.
“Flow” will also pay great attention to meeting the needs of office workers and guests using various means of transport. Just over 5.5 thousand sq. m. will be occupied by new underground and above-ground parking lots, bicycle and scooter storage facilities. “Elektrum Lietuva” plans to install 12 charging stations for electric vehicles in the business center.
“Konstitucijos Avenue is the center of developing and constantly changing businesses. The country’s largest financial institutions, city government institutions, shopping and service centers are located here. This is a place where progressive businesses gather, changing the face of not only Vilnius, but also the whole of Lithuania. By creating conceptual spaces in this part of the city, together with businesses such as Elektrum Lietuva, we are changing the face of the country, reflecting changes,” says Giedrius Brūzgė, Director of the Asset Management Department at Eika.
According to Jurgita Ragaišė, head of the brokerage group in Lithuania of the international real estate consulting company Newsec, which is leasing the business center Flow, this transaction is a great example of how office projects reflecting the latest trends are being filled earlier and faster. Over the past year, as developers’ optimism has decreased and the costs of developing real estate projects have increased, the supply of new office projects has also decreased, so it is no longer surprising that larger tenants make decisions about a new office more than 12 months before the planned move-in.
“There is also an increasing number of tenants who, when making a decision about a new office, pay great attention to the sustainability of the project and the comfort of employees. These are the requirements that Elektrum Lietuva raised when choosing a new office. Such market transactions are the most sustainable, because both the landlord and the tenant are guided by the same values in their business and see the same importance of sustainable buildings in the future,” says J. Ragaišė.
The two 15- and 20-story buildings of Flow on Lvivo St. will reach their planned height in March 2023, and installation work is expected to be completed in the winter of next year. Real estate development company Eika is investing more than 42.5 million euros in this innovative business space.
