The Solo Society City House Vilnius, a co-living project developed and managed by the EIKA group and launched last fall, is welcoming this fall semester with 100 percent occupancy. The team revealed how the first year of the 17 million euro project went and what a typical co-living resident looks like.
Opening its doors on September 6, 2023 and located on Šv. Stepono Street, at the junction of the Old Town and New Town neighborhoods of the capital, it consists of as many as 269 rooms and almost 8 thousand square meters of total area, and is celebrating its first birthday this week.
At the Solo Society City House Vilnius project, visitors can stay for short-term (from 3 to 29 nights) or long-term (from 1 to 12 months) periods and choose from three modern room types, the size of which varies from 17 to 24 square meters.
According to the data of the project management group “EIKA”, the concept of shared living houses, which has become extremely popular in Lithuania over the past five years, is attracting a younger audience. The average age of residents of “Solo Society City House Vilnius” is 26.5 years, and 51 percent of long-term tenants are students, 38 percent are working adults.
“We are happy with the successful start. The first 12 months were full of both joys and challenges, but we have learned our market and are welcoming the autumn with full occupancy. The most popular choice of guests for short-term rentals remains 3-5 nights, most often chosen by visitors aged 30-40, while for longer stays, younger students usually stay, who choose 4-6 or 10-12 months. rental,” says M. The majority of co-living residents come from abroad (almost 80 percent), and during the first year, people from 58 countries stayed here. Despite this, the concentration of Lithuanian citizens was the highest: 22 percent. long-term and 24 percent. short-term tenants. The largest number of foreign nationals came from France, Germany, Ukraine, the United Kingdom, Turkey and Slovenia.
All residents of the project can enjoy modern common areas: kitchens, work and relaxation areas, laundry, sports club, outdoor and roof terraces, games area, cinema space, and an indoor bicycle and scooter parking station.
In its first year, 15 community events were held here, providing a chance to find friends and like-minded people. Among them were Halloween, Christmas and Valentine’s Day parties, brainstorming sessions, ice cream day, Mardi Gras, movie night, chess and table tennis tournaments.

However, Solo Society City House has become popular not only among those staying here, but also among the surrounding residents. The building has opened several cafes, a pilates studio, a wine shop and a tasting room, which attract many Vilnius residents and help change the face of the station area for the better.
Moreover, the project’s modern spaces have attracted the attention of filmmakers, photographers and event organizers. This year, marketing seminars, events by the Young Lions of Cannes, Vinted, 15min, PropTech Lithuania, the Chamber of Commerce, Transparency International and CreateCulture Lab were held here, and content from the Akropolis and Bored Panda brands was filmed.
