Sales of new apartments in Klaipėda increased by 29%


In 2012, almost 230 apartments were purchased directly from real estate developers in Klaipėda, which is 29% more than in the previous year. According to preliminary data from the Center of Registers, about 2,050 apartments were sold in Klaipėda in 2012, the same number as in 2011.

In Klaipėda, sales were stable in the first three quarters of 2012, with 60 apartments sold each. The last quarter of 2012 was slower, with sales of new apartments decreasing by a third. The average price per square meter of new construction apartments in Klaipėda remained unchanged over the year and amounted to LTL 4,330, which is 14.5% more than in Kaunas, but 21% less than in Vilnius.
 
“In 2012, the supply of new apartments in Klaipėda decreased by 3%, which at the beginning of this year amounted to about 750 apartments. More than 300 apartments in suspended projects are also not included in the supply. During the year, the Klaipėda market was supplemented by 6 new projects, in which about 260 apartments were offered to buyers,” – calculates the development director of “Eika”.
 
According to preliminary data from the Center of Registers, 32% of new apartments sold in Klaipėda cost up to 250 thousand litas. In Klaipėda last year, the most popular were 2-room apartments with an area of ​​​​50 to 60 square meters. In old-built houses, the most popular were apartments with an area of ​​​​50-65 square meters, which accounted for about 50% of sales transactions.
 
Klaipėda continues to be the most active city in terms of new apartment sales per thousand residents, with almost 13 apartments per thousand residents per year. In Kaunas, there were 9 apartment transactions per thousand residents in 2012, and in Vilnius – 11 transactions.
