A class A business center will be built in place of the old ambulance station in Vilnius. Real estate developer Eika intends to invest about LTL 140 million in the project. Today, the company received permission to prepare a detailed site plan.
 
The business center will be located at the intersection of Žalgirio and Linkmenų streets, in Šnipiškės. “The business center of attraction from Konstitucijos pr. is expanding towards Žalgirio g., so a modern office building with commercial premises in this location is a solution that corresponds to the direction of city development. We are now living in the most interesting time of construction, when the creative project group is trying to merge its different ideas and fantasies into one whole,” says Martynas Žibūda, head of the commercial premises department at “Eika”.
 
The construction of the business center is planned to be completed in 2009. According to the project architect Saulius Pamerneckis, in whose creative biography this is already the fifth business center, modern materials will be used for the building solutions, alternative energy sources and even possibilities for using rainwater are being considered:
 
“Previously, clients were ‘squeezing’ square footage by installing cramped lobbies and dark halls, but now they are striving for exclusivity and attractiveness. When preparing a project, I will think of a sunlit field of daisies. I hope the people working in that building will feel the same way.”
 
According to M. Žibūda, the flyover being built on Geležinio vilko Street and the planned reconstruction of Kernavė and surrounding streets will significantly improve the traffic flow in this part of the city: “The time is clearly approaching when office premises will compete not on price, but on interesting and convenient solutions. Good communication and spacious parking lots are just a few details of the planned competitive advantage.”
 
“We spend the best part of our day at work, so the interior, light, and color of the building must create a space suitable for communication. The times when offices were just boxes for work are long gone,” says M. Žibūda.
 
Currently, the office market in Vilnius covers 195,000 sq. m. of area, of which 74,000 sq. m. are class A premises. According to Eika, the occupancy rate of class A office premises in Vilnius is 97 percent. According to M. Žibūda, there are almost no vacant class A premises on the market at the moment, and demand will only grow in the future, but the company is already focusing on the latest office fashion trends:
