“Eika” is starting to develop a new prestigious residential project “Užupis Personos” in the Užupis district. This residential project will offer 56 unique spaces to the market. Investments in the project will exceed 16 million euros.
The A+ energy efficiency class “Užupio personos” complex will consist of 3 residential buildings with an underground parking lot. In order to maintain the perimeter type of development formed on Filaretų Street and taking into account the adjacent existing apartment buildings, a 5-story building has been designed along the street. A complex of block residential buildings is planned in the inner part of the territory, which will consist of 2-3-story buildings.
“The project will be implemented in a completely unique location – on a hill, from which the impressive landscape of the Užupis and Pavilniai regional parks, enriched with nature, opens up. There are only a few such places in Vilnius, which is why we decided to choose a type of development that would not require digging up the upper part of the plot and would allow us to offer the market a prestigious class project, which is so lacking in Vilnius today. The selected plot planning solutions are also maximally adapted to the intended protection of the surrounding territories and balanced sustainable development, which is why we have no doubt about the success of “Užupis personai”, says Eglė Karčiauskaitė, Eika Development Project Manager.
The small-scale project will feature apartments with an area of 24-104 sq m. m. All apartments are designed with balconies or terraces, and the inner part of the complex will feature landscaped recreation and leisure areas for residents. Commercial premises will be located on the first floor from Filaretų Street, where various types of businesses will be able to settle. An entrance to the underground parking lot is also planned from Filaretų Street. In this project, great attention is paid to architectural solutions and high-quality facade decoration, as well as the layout of housing spaces.
According to E. Karčiauskaitė, the final preparatory work is currently underway, and specific project implementation deadlines are being specified. The preliminary start of construction of “Užupis personai” is scheduled for the third quarter of this year.

Based on the company’s successful experience in implementing the transformation of the “Baltas lapas” brand from a single project into a line of projects (Mindaugos Baltas lapas, Šv. Steponas Baltas lapas), developed in regenerating territories near the city center – Naujamiestis, it was decided to create an ambitious brand “Personos” uniting prestigious residential projects.
