The company EIKA is starting the construction of two new houses in the energy class A apartment block “Namų pynės”. The 9-storey “Linas” and the 7-storey “Ajeras” will add 122 apartments to the new housing offer. Sales are planned to start this summer.
The construction of two first-stage houses is now being completed and work on installing an underground parking lot is underway. Construction of the two aforementioned apartment buildings will begin in the middle of this year. The decision to arrange parking spaces throughout the settlement means that apartment owners in “Namų pynės” will not only have a car-free yard, but will also be able to access their homes by elevator directly from the parking lot.
The second phase will feature 1-4-room apartments with balconies and terraces, as well as green and recreation areas and children’s playgrounds. It is planned that residents will move into the seven-story apartment building “Ajeras” in February next year, and the nine-story apartment building “Linas” under construction will open its doors to new residents in August 2018.
According to EIKA Development Director Martynas Žibūda, the closed industrial area in Žirmūnai for many years is gradually opening up to the city and turning into a cozy residential area of apartment buildings. “When asked why they chose “Namų pynes”, future residents of the project, who have already purchased housing in two houses under construction, say that the factor of a cozy residential area being formed creates great added value for the project. We have noticed that in projects where not individual houses are built, interspersed between old apartment buildings, but an entire block of apartment buildings, the community is created more smoothly, and the project becomes like a “city within a city” – residents feel cozy and safe there, and enjoy the beautiful and tidy home environment,” says M. Žibūda.
“Another of our goals in this project is to reduce heating costs for residents as much as possible. For example, in the project “EIKA namai Pilaitė”, which has been under development for almost a decade, after more than one heating season, the results of the research conducted are encouraging – residents pay an average of 0.37 EUR/sq m per heating season. In the A energy class settlement “Namų pynės”, the same three-layer prefabricated reinforced concrete technology with excellent heat and sound insulation is used, but all solutions that meet A energy class and ensure the tightness of the housing have also been applied, therefore we believe that heating costs will be even lower here,” says M. Žibūda.
In total, over the four planned stages of project development, more than 400 families will settle in the “Namų pynės” project, and the total investment in the project will amount to over 24 million euros.
