In August 2025, 507 apartments were sold in Vilnius, which is 22 percent more than in July, and compared to the same month last year, sales were more than twice as high. This month, middle-class apartments attracted particularly high interest – 1.5 times more than in July. The supply of new apartments on the Vilnius market decreased in August, as did the total supply of all apartments, but it was almost 15 percent higher than at the same time last year.
According to EIKA Development, 507 apartments were sold in Vilnius in August this year, compared to 235 in the same period last year, which is a more than 2-fold increase. Compared to July this year, when 414 apartments were sold, the growth was 22 percent.
The most popular in August 2025 were mid-range apartments, with 297 sold, compared to 191 in July, a growth of 55 percent. In August 2024, 117 apartments of this class were sold, so sales increased more than 2.5 times over the year.
In August 2025, 198 economy class apartments were sold, almost the same as in July, when 200 apartments were sold. Compared to last year, in August 2024, 107 apartments of this class were sold, sales growth reached 85 percent.
In the prestigious class, sales were lower compared to the previous month. In August, 12 apartments in this class were sold, and in July – 23. In August last year, 11 prestigious class apartments were sold, and the sales pace remained the same.
In August 2025, 280 new apartments were offered to the market, less than in July, when 322 new apartments were offered. However, compared to August last year, when only 30 new apartments were offered to the market, 9 times more apartments were offered to the market.
In total, in August 2025, the supply of apartments on the Vilnius market reached 4,721 apartments, less than in July, when there were 4,947 apartments on the market. Last August, there were 4,109 apartments on the Vilnius market, this year the supply has increased by 14.9 percent.
EIKA Development increased sales in August: in August 2025, it sold 40 apartments, compared to 33 in July, a growth of 60 percent. Compared to last year, the group’s sales were also higher: in August 2024, EIKA Development sold 25 apartments.
“August continues the trend of an active Vilnius real estate market. Buyers are boldly looking for new housing and investing in real estate. And although the growth in the supply of new apartments has slowed down somewhat compared to previous months, we know that this is a temporary phase, because the market will soon be filled with new projects, and we are also preparing for the launch of our new projects,” said Tomas Žiaugra, Development Director of EIKA Development.
