EIKA Development: new apartments sold twice as many as in Q3 last year


Real estate development company EIKA Development estimates that in the third quarter of this year, sales in the real estate market grew by 21 percent. Sales grew the most in the medium and prestigious apartment classes. It is noticeable that a large number of buyers are interested in apartments that have not yet been built – only 21 percent of all transactions are for apartments that have already been built, the rest are in the initial stage of construction..

According to EIKA Development, in the third quarter of 2025, sales in the Vilnius real estate market grew by 21 percent. A total of 1,445 apartments were sold in Vilnius during this period, compared to 1,199 in the second quarter of the year.

Compared to the second quarter of the year, sales growth was recorded in all apartment classes. The largest number of apartments, 766, were sold in the middle class, followed by 601 in the economy class and 78 in the prestige class.

The supply of new apartments in the third quarter of the year, compared to the second, decreased by 43 percent, from 1,719 to 974 new apartments. In the economy class, 504 new apartments were offered during the third quarter of the year, in the average class – 427, and in the prestigious class – 43.

In total, in the third quarter of the year, buyers could choose from 4,503 apartments in the Vilnius real estate market, compared to 5,014 in the previous quarter. Of these, 2,333 were economy class, 1,728 were medium class, and 442 were prestigious. The total supply of apartments fell by 10 percent compared to the second and third quarters of the year.

The largest part of the supply, 3,549, consisted of apartments still under construction, 954 were under completion and completed.

Apartment prices, comparing the third and second quarters of the year, grew in all classes, economy class – by 1.8 percent, medium class – by 3.9 percent, prestigious class – by 0.8 percent. In the third quarter of the year, the average price per square meter in the economy class reached 3,214 euros, in the medium class – 3,942 euros, and prestigious class – 6,637 euros.

EIKA Development’s market share in the third quarter of the year was 9.2 percent, compared to 10.7 percent in the second quarter of the year.

“We are observing growth compared to the previous quarter, but the market sentiment is more reflected in the comparison of results with last year – twice as many new apartments are being sold as at the same time last year. There is a gradual shift from a buyer’s market to a seller’s market – only one in five new apartments currently being sold has been completed, which makes it increasingly difficult for buyers to expect to receive a larger discount or dictate their own terms,” ​​says Tomas Žiaugra, Development Director at EIKA Development.
