Construction and sales of the third phase of the ongoing EIKA Development apartment project “Metų laikai” in Visoriai have started. This phase will include three more new houses, with 130 new apartments and 10 commercial premises planned. Investments in the third phase of the project will amount to more than 16 million euros, and construction is scheduled to be completed in the first quarter of 2027.
130 new apartments in one of the most popular housing projects in Vilnius
The A++ energy class project “Metų laikai”, which was launched three years ago, has already added 6 residential buildings with 289 apartments to the capital’s new housing market and has become one of the most popular choices for economy class real estate buyers in Vilnius for the past two years. Visorių g. was also reconstructed during the works – a traffic circle, a bicycle path, and a community space were installed.
In July, EIKA Development will begin the third of four development phases of Metų kėnai, during which three more five- to nine-story buildings with 130 apartments and 10 commercial premises will be built, inviting businesses that create value for the Visoriai community to establish themselves: cafes, children’s education and entertainment spaces, beauty, sports and other service areas.
In the third phase of “Seasons”, buyers will be able to choose from 1-4-room apartments, the area of which varies from 26 to 100 sq. meters, all apartments will have a balcony or terrace. Apartment prices start from 2,330 euros per square meter, and the completion of construction is expected in early 2027. In four phases, the project will add a total of 620 apartments and 17 commercial premises to the capital’s market.
Cozy, landscaped courtyards with children’s playgrounds and recreation areas are being formed in the fenced and locked project territory, and underground parking lots will ensure green and clean courtyards. The third phase includes 111 underground parking spaces, and it is also planned to install lockable bicycle storage facilities.
According to Tomas Žiaugra, Director of the Development Department at EIKA Development, buyers are attracted not only by the green face of Visoriai, but also by the “Seasons” concept, which encourages them to expand the boundaries of their homes and enjoy the greenery surrounding the project all year round. For this purpose, special passages are being created through the project territory, which lead directly from the territory along Visoriai Street to Visoriai Forest Park.
“The huge interest of buyers shows that this area is very attractive, and the direction of the project we have chosen is the right one. “Seasons” remains the most popular housing project managed by “EIKA Development”. New residents highly appreciate the nature of Visoriai, the low population density and the infrastructure of the entire area, which is improving with each stage of the project. Living in Vilnius, many people want to spend more time in nature, and living in Visoriai makes such wishes a reality,” says T. Žiaugra.
One of the greenest districts in Vilnius
Visoriai is located in a very picturesque location – it borders the Vanaginė Geomorphological Reserve, which belongs to the Vilnius District, Verkiai Forest, and Visoriai Forest Park, where valuable coniferous stands and spruce groves grow.
Residential house and apartment projects in Visoriai started to be developed only about two decades ago. Administratively, the area belongs to the largest in terms of population (over 56 thousand people) in Vilnius city, Verkiai eldership. Nevertheless, due to the large amount of forests and the already mentioned late development, Visoriai is characterized by a rather low population density.
As the population of Verkiai eldership grows, social infrastructure is rapidly developing in Visoriai and the surrounding neighborhoods. Streets, children’s playgrounds, sports fields, the nearby Jeruzalės Pond Park are being maintained, new kindergartens and schools are being built, new shopping centers and shops, restaurants, bars, cafes, and other service areas are being established.
Visoriai borders Santariškės, Jeruzale, Fabijoniškės, Bajorai and Skersine, so it also has good transport connections: four public transport routes operate, and by car it is convenient to get to Geležinio Vilkos, Ateities, Ukmergės streets or the Vilnius Western Bypass. Right next to Visoriai is the largest Santara clinic in the capital with 35 medical centers.
Despite the growing interest of settlers in this area, T. Žiaugra notes that the plot of the “Metų kėnai” project is one of the last where it is possible to build apartment buildings, so he urges buyers dreaming of housing in Visoriai not to delay.
“Looking at the general city plan, we see that plots for apartment buildings in Visoriai will begin to run out in the near future, so the next few years and projects such as “Metų laikai” will become an excellent, but temporary, housing opportunity for those who value quality living surrounded by nature,” adds the director of the development department at EIKA Development.
