“UAB ,,EIKA Development“, a company belonging to the EIKA group, is starting the construction and sales of a new residential apartment building project,,Medeinos namai“. On the plot of land located at Medeinos g. 30, with an area of almost 8.4 thousand sq. meters, it is planned to build 5 housing units with 138 apartments and 11 commercial premises in two stages. In the first phase of the project, two five-story housing blocks of A++ energy class will be built. They have a total of 79 apartments and 11 commercial premises. At this stage, customers will be able to choose from 1-3 rooms, 29-69 sq. m. apartments, and businesses – from 27-51 sq. m. premises. The average price of an apartment here will reach 2950 Eur/sq. m. The completion of the first phase of construction is expected in the first quarter of 2026, and the entire project is planned to be completed in the second quarter of 2027.
“The uniqueness of this project is undoubtedly the location and architectural solutions. The plot where we are building the project is, one could say, in the very center of the Pašilaičiai microdistrict, at the junction of the Gabijas and Medeinas street rings. This place is one of the greenest in Pašilaičiai, very close to the Pašilaičiai forest park, and the project plot and its surroundings are also rich in old, mature trees, most of which have been preserved by adapting the solutions to the uniqueness of the place. Customers who buy apartments here will live as if in a park. In addition, the housing offered for purchase should attract the attention of families, because more than half of the apartments offered for purchase have 3 rooms,” says Tomas Žiaugra, director of the development department of EIKA Development.
The project, which is being built in an exceptionally green environment, includes 5-storey buildings with elevators, above-ground and underground parking lots, and bicycle storage. The inner courtyard will feature children’s playgrounds, sports and leisure areas for adults, and the project area will be monitored by video cameras. However, in addition to all these advantages, the project in Pašilaičiai will stand out most for its architectural solutions, which were created by the “Fragment” and “Nytt” architectural studios. Their main goal was to preserve the essential value of the territory – greenery and to insert new building volumes among mature trees as naturally as possible. “We aim for the territory adjacent to the “Unity of Nations” park not to be replaced with a foreign body that stands out from the environment, but only gently supplemented with new construction. The chosen concept of point volumes complements the already formed natural framework, and the color solutions of natural tones also match the green, earthy shades of the park. “The ground floor of the project will feature commercial premises surrounded by spaces accessible to the community, while the inner courtyard will be closed and intended only for residents,” says project architect Povilas Čepaitis.
According to T. Žiaugra, some of the project’s architectural solutions are more in line with the average or even prestigious housing class. “Pašilaičiai, as a district, would belong to the economy-class housing segment, but the exceptional plot and its surroundings did not allow the construction of inconspicuous houses here, which we usually see in places of economic projects. This led to the decision to offer our clients exclusive, previously unseen in Pašilaičiai, architectural solutions of the project, the main emphasis of which is houses with pitched roofs and upper-floor apartments with ceilings reaching as high as 5 meters. We hope that our clients will see these things as an advantage and uniqueness.”
