Eika Business Center enters 2022 with zero vacancies, offices for companies are still needed


The office building built and administered by the Eika Group of Companies continues to operate successfully and the office space is increasing by 546 sq. m. The secure payment solutions software development and customer service center Shift4 Payments Lithuania, and the ranks of new tenants are joined by two more well-known companies – ACME Grupė and Brinks. Their total leasable area is almost 600 sq. m. of premises..  

“Although the Eika business center was built quite a long time ago, we can confidently compete with the newly introduced business spaces these days. In 2019, the business center was awarded the BREEAM sustainable building certificate with a “Very Good” rating. The Eika business center needed few improvements to receive the certificate – twelve birdhouses were installed on the roof and additional green areas were added, water consumption was reduced, uneconomical lighting was replaced with LED type, artificial lighting in workplaces was assessed and improved, the building’s security systems were improved and updated, a flood risk assessment was performed, and an evacuation plan for people during emergency situations was prepared. Having such a certificate in the modern market emphasizes the value of the building and this is appreciated by businesses of an increasingly diverse profile that are joining the ranks of the business center’s tenants,” shares Giedrius Brūzgė, Director of the Eika Property Management Department.

As the company grows, there is a need for more spacious premises

According to Tadas Vizgirda, CEO of Shift4 Payments Lithuania, with the number of employees growing rapidly, the office must also grow.

“The secure payment solutions software development and customer service center Shift4 Payments Lithuania began its operations in our country in 2017. The team is growing rapidly every year, so the expansion of office space is our constant need. Every year, we add at least one floor of this business center to the office space managed by the company. We are currently carrying out the final installation work on another floor. At the end of March, 274 workplaces will be fully equipped for the US leader’s specialists working in Lithuania across four floors of the building, covering an area of ​​almost 2,200 sq m. m. The newest office premises of Shift4 Payments Lithuania also include one of the largest “test labs” in the country. There will also be ergonomic, modernly equipped workplaces and leisure areas,” comments T. Vizgirda.

In order for the workplace to meet the needs of those working there as much as possible, all company employees are involved in the office design process.

The Shift4 Payments Lithuania team is actively involved in all office installation processes: from planning the premises to choosing interior details. We created our own office, where today we can not only work, but also play sports, organize events, and productively participate in working meetings of various sizes. We are grateful to the building administrator for the freedom and constant support in office development issues,” shares T. Vizgirda.

When choosing an office, prioritize location, infrastructure, and friendly neighborhood.

“Our office is located in the very center of the city, in an easily accessible location. Employees can use a spacious parking lot, and it is easy to arrive by public transport, scooters or bicycles. Those traveling from further afield have excellent access to the Iron Wolf Artery. In addition, it is always easy to explain how to find us not only to Vilnius residents, but also to city guests. Colleagues also actively use the infrastructure created around the building: an electric car charging station, nearby cafes and restaurants, clothes cleaning center services, parcel machines, and for those who are interested, a grocery store and other points. Gedimino Avenue is also just a few minutes’ walk away. Another important component is security. We feel safe in and around our office premises: the staircases are monitored, and the building is guarded by a team of security guards around the clock,” says T. Vizgirda.

The desire to create a comfortable and pleasant working environment prompted a move to a new office, and the pandemic prompted a review of layout solutions.

According to Sergej Artemiuk, CEO of ACME Group, in the post-pandemic world, we have to adapt to new work organization models and changed company needs.

“Although the main office and team of ACME Group, which has more than a few hundred employees, are located in Kaunas, our group of companies has an increasing part of the team and an office in Vilnius. It was decided to change the location of the office in the capital, because the current office no longer meets the needs of the team members. The pandemic has dictated new requirements for working in the office – if earlier everyone was comfortable working in open spaces, having only one other meeting room, now there is a greater need to separate workplaces,” comments S. Artemiuk.

The new office space plans to pay more attention to comfort.

“Even with a hybrid work model, we want every colleague to always have the opportunity to work in the office if needed. Therefore, we chose to create more individual workplaces for separate teams and a larger number of separate meeting rooms in the new office location. From our point of view, this creates not only safer, but also more comfortable workplaces, considering that on average each employee has at least 2-3 remote calls per day. When preparing for the move, we are modeling workplaces where it would be good for everyone to work, so the new office will also have a separate place for relaxation and team time together,” says S. Artemiuk.

According to the head of ACME Group, the concept of the Eika business center in the Business Triangle best met the company’s expectations and needs. The search was for premises that met modern standards and were surrounded by convenient infrastructure and communications – both with relevant places in the capital and with Kaunas itself.

Currently, the Vilnius office of ACME Group is located in the business center “135” business center.

New projects needed a suitable space to work

The newest tenant of the Eika business center is Brink’s Lithuania, a global leader in cash management services.
