Eika begins developing the second quarter of Bajorų alejas in Vilnius


EIKA is starting to develop the second quarter of “Bajorų aleļi” in Vilnius, on Salaspilio Street. The quarter will be developed in four stages, during which about 350 apartments will be built; the amount of planned investments reaches 21 million euros. The start of construction and sales of the first stage is expected in April 2020, and all four stages are planned to be completed by mid-2025. The axis of the architectural concept of the quarter is preserved greenery, into which the buildings are organically integrated. Architects – “Unitectus”.

In the first stage, it is planned to build two four-story apartment buildings, which will have 56 apartments (total area of ​​almost 3,400 sq m); apartments with one to three rooms, their area ranges from 40 to 62 sq m. m. The first floor apartments are planned with terraces of 16–25 sq m. m, all apartments with balconies. Private green areas with children’s playgrounds and sports grounds, quiet recreation areas for the elderly and disabled are planned between the buildings. The buildings are designed for A+ energy efficiency class.

The territory is planned to have 64 above-ground parking spaces and 16 bicycle parking spaces. The project envisages parking spaces for cars away from the buildings, creating a safe, green and quiet area in the depths of the plot – intended for residents, not cars. Areas planted with trees are being formed around the buildings so that residents can observe nature both outside and through the windows.

The “Bajorų aleļi” project consists of three blocks in total. The first one has already been completed, most of the apartments have been sold, and residents have moved in. 153 apartments have been built in three- to four-story cottage-type and apartment buildings; investments exceeded 8 million euros. The third block of the project is planned to be launched in 2024, where about 200 more apartments should appear.

The concept of the “Bajorų aleļi” quarter is associated with the idea of ​​a botanical garden, and the aim is to maintain it not only in the project, but also to further develop it in the surrounding areas. The aim is to integrate the existing landscape, maintain and highlight existing natural elements and trees, and harmoniously combine nature and urban motifs. A stream flows in the center of the first quarter, and a children’s playground is integrated among birch trees. The second quarter is designed around an existing forest. It is planned to continue the concept in the third quarter.

“Speaking of the portrait of residents who have already settled here, we see that young couples or families, whose age ranges between 30-39, are settling here twice as often as in other EIKA projects. Such a portrait reflects that the quarter is valued by those who are looking for a quiet “retreat” to raise a family,” says EIKA Development Director Martynas Žibūda about the settlers of “Bajorų aleys”.
