In early November, the construction of the first houses and sales of apartments in the second block of the settlement “Bajorų alėjos” developed by EIKA began. Further development plans for this settlement have also begun. The entire settlement is being developed on a hilly 9 ha territory.
In the first block of “Bajorų aleės” currently 117 apartments have been built and are being sold, and in early November the construction and sales of the first houses of the second block – 36 apartments – began. Two cottage-type and one low-rise houses will be built – a total of about 2180 sq m. m. These houses are planned to have 1-4-room apartments, with areas ranging from 40 to 97 sq m. According to Martynas Žibūda, EIKA Development Director, the settlement is already taking on a unique urban face. “Here, residents enjoy the babbling brook formed in the block, spend their free time with their neighbors in the gazebos, barbecues and children’s play areas formed in the yards, and the nature surrounding the settlement invites them to long health-improving walks. When it comes to the portrait of the residents who have already settled, we see that those who value peace and fresh air are settling here. Most of the people who are settling here are families with children, but we also have clients who are older couples and young people for whom the shelter of nature is very important,” says an EIKA representative about the settlers.
The project was started in a green field, so the biggest challenge was the city infrastructure. JK Chodkevičius Street, which was paved with the project and municipal infrastructure funds and leads to the settlement, has improved communication with the city center for both the block and neighboring houses. The infrastructure of this part of the city will improve even more when the Mykolas Lietuvis and Vilnius bypass roads are repaired.
Approximately EUR 8.1 million was invested in the first block of “Bajorų aleķi”, and EUR 3.3 million in the new three houses. The completion of the construction of the first three houses of the new block is scheduled for 2019.
Further development of the 2nd “Bajorų aleju” quarter is planned
Currently, the project is being coordinated with architects who were selected from several proposals received on how to further develop the “Bajorų alėjas” settlement. At this stage, it is planned to build almost 350 more apartments, with a total area of 19 thousand sq. m. 348 parking spaces are planned. Preliminary start of construction in 2020. III quarter – completion in several stages in mid-2026.
According to M. Žibūda, the further concept of the quarter provides for continuity – the integration of the existing landscape in low-rise construction. “In order to highlight the prevailing natural elements and respect the existing context, the chosen concept combines natural and urban elements and will form continuity in the territory, which is characterized by relief and an array of greenery. It is no coincidence that the landscape concept of the planned territory is aimed at being linked to the idea of a botanical garden, which would encompass the existing and projected quarters and have the opportunity to develop freely into the surrounding territories,” – describes the concept of the future quarter by M. Žibūda. Two types of houses will be built in the territory: block cottage-type and 4-storey apartment buildings. 70 percent of the area is designed in apartment buildings, 30 percent in cottages.
The planned investments in the second quarter will amount to almost EUR 20.7 million.
