The business center has brought new winds to the commercial premises market of the port city and has managed to earn the name of an economical office building. According to real estate developers, this year, with utility bills rising in price, economical offices are becoming relevant for many tenants.
 
The most important thing is the final price.
 
“Although the rental price of older-built offices in Klaipėda is usually 20-50 percent lower than new ones, more and more entrepreneurs are taking into account other factors that determine the final price paid. Office operating costs are one of the main criteria for the cost-effectiveness of an office,” emphasizes Viktorija Venclovaitė, Director of the Asset Management Department of Eika, the company that built the Baltic Business Center.
 
“When making a decision on renting an office, every entrepreneur must consider not only the rental price, but also the costs of administration and maintenance of the premises, and utility bills. This year, the average administration and maintenance costs per square meter in the “Baltic Business Center” did not reach 4 litas, and utility services cost 3 litas on average. To our knowledge, in other new Klaipėda business centers, direct and indirect office costs reached 12-17 litas per square meter,” says V. Venclovaitė. According to the specialist, the final paid office rental price in the “Baltic Business Center” is similar to that in old-built offices, so saving at the expense of comfort is not worth it.
 
“We pay up to 15 percent less in utility bills than in the office we rented before,” compares Darius Laucevičius, director of the Europola company located in the Baltic Business Center. According to Aurelija Butrimavičienė, director of the A22 architectural office, which also works there, the centralized heating of the premises was a bit of a concern at first, because we had to use autonomous heating before. “We were surprised that even last winter, which was particularly cold, the heating costs were not high,” she says.
 
Tenants also emphasize another important criterion when choosing premises for rent – ​​the leaseback option offered to clients. “Although we pay a slightly higher rent, we save the money we spend. So we will not lose it, because after buying the premises, they will become our property,” says A. Butrimavičienė. Having signed a leaseback agreement, clients pay rent during the lease period, and after it expires, they can buy the premises and all the money paid for the rent will be included as an initial deposit for the premises.
 
Better working conditions
 
Tenants of newly built offices appreciate not only lower operating costs, but also better working conditions and a pleasant environment. “We were looking for an office in an attractive location, with good transport links to the city. It was equally important to avoid noise. It is nice that all expectations were met when renting an office,” says the head of the architectural office. For entrepreneurs, it is important that the modern architecture of the “Baltic Business Center” is located in the northern part of the city, where a business-friendly infrastructure is being formed.
 
According to A. Butrimavičienė, air conditioning also adds a lot of value to offices. Even in this hot summer, the high temperature did not interfere with work, and the premises were comfortable.
 
Currently, the “Baltijos verslo centras” is home to the finishing goods store “Neida”, while the railway transport services provider “Cis-Cargo”, UAB “Rinosta Shipping Agency”, UAB “Rinosta Shipping Agency”, the architectural firm “A22”, UAB “Lamberta”, IĮ Europola and other companies have offices here.
