A cozy green oasis in Vilnius that attracts those who value peace and quiet and plan to build a family life away from the hustle and bustle of the city. This is how real estate experts describe Bajori a unique location in the capital, where housing is more often purchased by people who were not born in Vilnius, but by people who came from other Lithuanian cities and settled here.

“Most often, buyers come from smaller Lithuanian cities, such as Druskininkai or Anykščiai. They lived in individual houses as children and are used to larger spaces. The standard apartment buildings of the capital seem alien to them, they do not appreciate high-rise residential areas, they are impressed by the peace and greenery,” says Justinas Šavelskis, project manager at Eika.

He distinguishes three groups of buyers who inquire about or buy housing in Bajorai. These are young couples who are already planning marriage and family expansion. The second group is families with children who want to raise their children in a quiet environment among similar neighbors. Older people who have already raised children and want to enjoy life away from the city are also interested in housing in Bajorai.

“Most often, Bajorai is the first home for couples and families who are determined to build their lives in this quiet place. Families usually choose between Jeruzalės, Visoriai, Verkiai and Bajorai. However, due to the larger housing supply, they prefer Bajorai,” J. Šavelskis lists the buyers’ choices.

The largest offer in history

According to Eika, there are currently 160 new apartments for sale in Bajorai, built by reliable developers. The rest of the supply consists of individual houses and cottages developed by individuals. According to real estate experts, the largest supply of apartments in the entire history of Bajorai is currently being recorded.

“Sales of new housing in Bajorai have become more active over the past two years, when projects for integrated settlements began to develop rapidly. Until then, there were only small, individual investors who built individual one- or two-family houses or cottages,” says J. Šavelskis.

Not interested in investors

 Buyers appreciate Bajoras for its tranquility, low traffic intensity, apartments with terraces, and low-rise buildings – buildings up to 4 floors with courtyards, where you can spend your free time and take a walk, predominate here.

“Bajorai is probably the only place in Vilnius that is not of interest to investors looking to purchase housing for rent. Investors are looking for small apartments, and the smallest apartments for sale in Bajorai have 2 rooms and exceed 40 square meters. So, settlers here feel among like-minded neighbors who are determined to create an environment and life here. Communities are easier to form in settlements like Bajorai,” says J. Šavelskis.

It is estimated that the price of new construction apartments in Bajorai is about 1,550 Eur / sq. m. Prices vary depending on the area of ​​the apartment. The larger the area, the lower the price.

If a family or couple wanted to purchase a 50 sq. m apartment with full finishing and household appliances, it would cost them about 100 thousand euros. According to expert estimates, if a couple or family wants to get a loan for the maximum period, each member should earn 700 euros per month.
