7 percent more apartments sold in Klaipėda than in the first quarter of the year


According to preliminary data from the Center of Registers, 520 apartment sales transactions were concluded in Klaipėda in the second quarter of 2011, which is 7 percent more than in the first quarter.

According to preliminary data from the Center of Registers, 520 apartment sales transactions were concluded in Klaipėda in the second quarter of 2011, i.e. 7 percent more than in the first quarter. Real estate developers sold almost 50 new-build apartments, i.e. 17 percent more than in the first quarter of this year..
 
In the second quarter of 2011, an average of 16 new apartments were purchased directly from real estate developers in Klaipėda per month. Sales remained the same as in the same period last year. Tomas Žiaugra, a market analyst at UAB “Eika”, estimates that in the second quarter of 2011, sales directly from real estate developers in Klaipėda were similar to those in Kaunas, where about 50 apartments were sold during the quarter. Compared to Vilnius, sales of new apartments in Klaipėda were almost 7 times lower.
Prices for new-build apartments in Klaipėda have hardly changed since the beginning of the year. Currently, the average price per square meter is about 4,300 litas. According to preliminary data from the Center of Registers, in the second quarter of this year, the most purchased new-build apartments in Klaipėda were those priced from 200 to 250 thousand litas, which accounted for 35 percent of all new-build apartments sold.
Market analyst T.Žiaugra estimates that the supply of new apartments in Klaipėda decreased by 7 percent during the quarter. Currently, the supply of new apartments consists of about 670 apartments, most of which are in completed buildings. “As many as 460 designed apartments are in suspended projects and it is unlikely that these apartments will replenish the market in the near future. If we do get new projects in Klaipėda, they will most likely be small apartment buildings with compact and functionally designed apartments.” – says T. Žiaugra.
