Vilnius business center Flow, managed by EIKA Development, is starting its second year with great news. It has been announced that electrical engineering giant Siemens will soon be located here.
International technology conglomerate Siemens, operating in the fields of electrification, automation, digitalization, infrastructure and healthcare, will settle on the 13th floor of the business center and will lease an area of almost 400 sq. meters. In December, another lease agreement was signed for the lease of premises of almost 300 sq. meters with a new tenant of the business center. Currently, the business center’s occupancy rate is already 80 percent.
“We are excited about the new phase of our move to Flow’s business center in Vilnius, a space that not only inspires growth, creativity, and collaboration, but also aligns with our commitment to sustainability,” says Michél Moussa, Head of Real Estate Nordics, Baltics, and the Netherlands.
“I believe that attracting such a global brand as Siemens is the best assessment of our attention to customers and demonstrates the quality and attractiveness of the project. We are sincerely proud to contribute to the development of the city of Vilnius and the growth of the entire business sector in the country,” says Giedrius Brūzgė, Director of the Asset Management Department at EIKA Development.
In 2024, the Flow business center received an important award – for sixteen years now, in the competition “For Sustainable Development” organized by the Lithuanian Real Estate Development Association (LNTPA) and the Sustainable Development Academy, it has been awarded as the best commercial building in the country and named as one of the examples to follow for other real estate developers.
The modern A++ class business space consists of two connected parts of the building, 15 and 20 floors, covering an area of 15 thousand sq. meters. The investment in the project, located in the Šnipiškės microdistrict, Lvivo g. 21A, amounted to 42.5 million euros.
When developing the Flow business center, EIKA Development had many firsts – it built the tallest building in the group’s history, the first space to meet the highest sustainability standards of BREEAM Outstanding New Construction, which also became the company’s first project in the Vilnius Central Business District.
When designing the business center, great attention was paid to sustainability and modernity. The building has been equipped with advanced engineering systems that meet the WELL standard, ensuring comfort, health and reducing energy resources. Using modern architectural solutions, the aim was to create a space that maintains a balance between work and rest.
Currently, the Flow building is home to the European Bank for Reconstruction and Development, Creditinfo Lietuva, Turicum, Baltic Amadeus, Santa Monica, Omberg Group, Umega Group, Magnetic MRO AS, CEE Attorneys, Marsh Lietuva, Elektrum Lietuva, Druskos Pasakos, Pranci, Workland, Delano and Eskedar brands.
