In Vilnius, the prices of new housing have increased by almost 11 percent over the year.


In the first quarter of 2026, 1,661 apartments were sold in Vilnius, and the Justiniškės microdistrict attracted the most attention from buyers, EIKA Development announces. According to the company’s data, the prices of new housing in the capital increased by almost 11 percent over the year, and the highest price growth was recorded in the economy class, with the Naujininkai district at the forefront.

Every tenth buyer chose Justiniške

According to the data of the company “EIKA Development”, 1,661 apartments were sold in Vilnius in the first quarter of this year. The most popular choice of buyers was Justiniškės (186 apartments), which was chosen by every tenth buyer or 11.2 percent. of settlers. The second place was taken by the Visoriai microdistrict (156 apartments), and the third – Pašilaičiai and Perkūnkiemis districts (119 apartments).

The largest supply was recorded in Pašilaičiai and Perkūnkiemis (672 apartments), Lazdynai (346), Justiniškės (345) and Naujamiestis (264).

“It would be logical to assume that the most sales are where the supply is the highest, but at the beginning of the year this did not always work out. Pašilaičiai and Perkūnkiemis, which had the most apartments on offer, remained third on the list of best-selling areas, while Lazdynai and Naujamiestis did not even make it to the top. It is likely that we will see more sales in these areas in the second quarter of the year,” says Tomas Žiaugra, director of the development department at EIKA Development.

According to the company’s representative, the largest increase in supply was recorded in Žvėrynes, where in the January-March period there were almost twice as many real estate objects to choose from. The fastest supply decreased in Šeškinė (6 times) and Karoliniškės (4 times), while in Fabijoniškės, Antakalnys, Rasa and Burbiškės there was almost nothing to choose from.

The highest price increase – in Naujininkai

The most expensive neighborhoods in Vilnius at the beginning of this year were traditionally prestigious locations – Senamiestis (average EUR 7,060 per sq m), Žvėrynas (EUR 6,565) and Užupis (EUR 5,808). The lowest prices for new construction housing attracted buyers in Naujoji Vilnia (average EUR 2,683 per sq m), Lazdynėliai (EUR 2,960) and Bajorai (EUR 3,200).

Comparing the first quarter of 2026 with the same period last year, the prices of newly built apartments increased almost throughout the city, or in 23 out of 27 microdistricts. At the beginning of this year, buyers were forced to pay approximately 10.6 percent more for housing than a year ago, and prices rose the most in the economy class, where the largest number of apartments are purchased.

EIKA Development calculates that the districts that showed the highest price growth in the past 12 months were Naujininkai (42%), Naujoji Vilnia (38%) and Šeškinė (30%), while the only districts where the average price decreased were Lazdynėliai (-15%), Lazdynai (-9%) and Antakalnis (-5%).

“The price in Naujininkai was essentially raised this year by one real estate project, and in Nauja Vilnia – by several projects on the border of the district, which is why it is important to emphasize that these locations did not suddenly become that expensive. Looking ahead, we could single out Pašilaičiai, where the supply increased by as much as 50 percent, so we will probably observe further price growth in the second quarter,” explains T. Žiaugra.
