“EIKA” Development“ Data shows that more and more Vilnius residents are choosing to live closer to the city center. In the Naujininkai and Naujamiestis neighborhoods near the Old Town, sales of new apartments increased by as much as 80 percent this year, and one in six buyers in the capital chose to purchase a home in these areas.
According to data from EIKA Development, the company that sold the most new-build apartments in Vilnius last year, comparing the entire year 2024 with the first 11 months of this year, the number of apartments purchased in Naujamiestis grew by 73.9 percent (from 356 to 619), while sales in Naujininkai jumped by as much as 86.5 percent – from 148 to 276 property units.
Both Naujamiestis and Naujininkai border the Vilnius Old Town, but apartment prices in the districts differ by a factor of one and a half. Currently, the average housing price in Naujamiestis is 5,300 EUR per sq m, and in Naujininkai – 3,570 EUR per sq m.
“The number of apartments sold in Naujemiestis is not surprising, as several dozen residential projects are currently being developed there. On the other hand, the number of new projects in Naujininkai is smaller, but we have seen sales growth for several years in a row. This shows enormous untapped potential and suggests that if there were more projects in Naujininkai, more and more buyers would choose and discover this part of the city,” says Tomas Žiaugra, Director of the Development Department at EIKA Development.
According to the real estate expert, the growing demand in Naujininkai is also shown by the popularity of their own project “Nauji peizažai” being developed here, in which 17 apartments were sold in 2024, and this year this number has already reached 47. In the A++ energy class project being built on Kaminkelio St., buyers can choose from compact 31 sq m studios to spacious 114 sq m four-room apartments with a view of the park.
“Naujininkai once had a bad reputation, but over the past five years the district has been rising like a Phoenix from the ashes. As demand grows, public and private investments in the infrastructure of the microdistrict are growing in parallel. Seeing the planned changes in the district and its surroundings, I would predict that this district will become one of the most modern and attractive places in Vilnius for a modern person in the near future and will possibly even overtake Naujamiestis,” adds T. Žiaugra.
The bad reputation mentioned by the expert was caused by a 70-year-old illegal Roma camp in the Kirtimai district, which was abolished and demolished by the Vilnius Municipality in 2020. After this decision, the image of Naujininkai improved significantly, and the district attracted millions of dollars in investments – today residential buildings, offices and social infrastructure are being developed here.
There are 4 schools, 7 kindergartens, a music school, a polyclinic, a library, a post office, and 3 houses of worship in Naujininkai. The district has a well-developed service sector and convenient transportation: there are 11 public transport routes, and in less than 10 minutes you can reach Vilnius bus or railway stations, the airport, or Tūkstantmečio Street.
In the resurgent Naujininkai, Liepkalnis and Pelesa squares are already being maintained, and a new Millennium Square is being built, but the biggest change will be the Vilnius Connect project approved this year, which will radically transform the bus and railway station complex and further facilitate the communication of Naujininkai residents with the central part of the city.
“Some time ago, we witnessed how Naujamiestis was reborn and became a desirable place to live, and now we are observing the same in Naujininkai. This district has a very bright future, but housing prices do not yet reflect this. Nevertheless, I think that the potential of Naujininkai is obvious, otherwise we would not have an 86 percent growth in apartment sales,” concludes T. Žiaugra.
