EIKA Development: Real estate sales in Vilnius in April were significantly higher than last year, the supply of new apartments grew


April 2025 continues to show optimistic trends in the real estate market compared to the situation a year ago. In April 2025, 365 new apartments were sold in Vilnius, compared to 209 in the same period a year ago, so sales growth reached almost 75 percent. In terms of this year, sales in April were lower than in previous months, but the supply of new apartments continued to grow – in terms of long-term trends, developers see continued high demand and are trying to be ready to meet it.

In April 2025, the most popular were economy class apartments, with 177 sold, compared to 110 in the same month last year, so the growth in this class reached more than 61 percent. Sales of middle class apartments were not far behind – 174 of them were sold in April this year, compared to 93 last year, the growth reached almost 87 percent. In the prestigious class, 14 apartments were sold in April this year, compared to 6 last year, sales in this class grew by 133 percent. 

The supply of new apartments in Vilnius continued to grow. In April 2025, 688 new apartments were offered to the market, compared to 491 at the same time last year and 427 in March this year. In total, 4,819 apartments were offered on the Vilnius market in April this year, compared to 4,102 a year ago, which is 17.5 percent less.

“April did not bring any major changes to the Vilnius real estate market. We continue to observe the situation, where sales results are significantly ahead of last year, and the fluctuations observed for the month were mainly determined by new projects that have started. However, the real estate market continues to remain vibrant, developers are starting with new long-awaited projects, and buyers are showing interest in buying, so we continue to expect a year of growth. It is also encouraging that forecasts are coming true and economy-class buyers are returning to the housing market most actively, with the market receiving twice as many of them in the first 4 months of this year as at the same time last year,” said Tomas Žiaugra, Development Director of EIKA Development.
