EIKA Development presents a new project in Kalnėnai: 520 apartments will be added to the Vilnius market


EIKA Development presents a new housing project in the Kalnėnai district of Vilnius. The project “Kalnėnai Baltas lapas” worth more than 68 million euros, which is implemented with the funds of the Eika Asset Management fund, on Moravų Street will be developed in 4 stages, during which over 520 apartments will be added to the capital’s market. The completion of the first stage of construction is expected in the fourth quarter of 2027, and the entire project – at the end of 2031.

The construction of the new A++ energy class four-story housing block at Moravų g. 9 will start in May, and the first stage will involve investments of over 20 million euros. During the development, 2 houses with 136 apartments and 4 commercial premises will be developed. Future residents will be able to choose from 2-3-room apartments from 38 to 73 sq. m., and the average price will reach 3,400 euros per sq. m.

“Kalnėnų Baltas lapas” will be the first apartment building project managed by “EIKA Development” in Kalnėnai. All apartments will have a balcony or terrace, and residents will be able to enjoy a lushly landscaped enclosed courtyard with a special amphitheater for relaxation, sports and children’s playgrounds. An underground parking lot will be installed, with one fifth of the spaces reserved for electric cars.

The underfloor heating installed in the project will be powered exclusively by heat pumps (air-to-water), and by using renewable electricity instead of conventional fuel, CO2 emissions will be reduced to a minimum or eliminated altogether. The heat will be prepared in a centralized unit installed in the underground parking lot, so residents will not be dependent on the city’s heating season and will be able to adjust the temperature as needed.

The houses of the future block will be built from residual formwork blocks of a mixture of wood chips and cement, which remain in the structure after concreting, performing the function of thermal insulation and shaping. The facade of the buildings will be decorated with beautiful and durable burnt clay clinker, which is highly resistant to moisture, frost, abrasion and UV rays.

“The Kalnėnai district has huge potential, at that time it was marked with the “Kalnėnai White Sheet” label for the first time – this is our first project in Kalnėnai and the first project heated only by heat pumps in our history. A cozy quarter of low-rise houses will contribute to the development of the southern part of Vilnius,” says Tomas Žiaugra, Director of the Development Department of EIKA Development.

Kalnėnai is located in a strategically convenient location in Vilnius, near the Liepkalnis, Ribiškės, Rasai and Ašmenos keli districts. Located just 6 km from the Cathedral Square, the district has only begun to develop more actively in the last decade, but has already managed to win the hearts of Vilnius residents, attracting more and more investments from both the private sector and the municipality.

The new Kalnėnų Baltas lapo settlement will be built in the southern part of the district, near the exit to the Minsk highway, which provides convenient access to Tūkstantmečio street, the Western bypass or Vilnius airport. It will take only 5 minutes to get to the Nordica shopping valley, but in most cases you will not even need a car, as entertainment and shopping centers are located right next to the newly developed settlement.

Kalnėnai is distinguished not only by its convenient transportation, but also by its nature – the forested Ribiškės Landscape Reserve with a cognitive trail leading to Pavilniai Regional Park stretches nearby. There are no large factories or industrial enterprises in the district, and the area itself is geographically located higher than many districts of Vilnius, which contributes to better air quality.

For lovers of active leisure, Kalnėnai has plenty to do all year round. The area is home to the shopping and wellness center “Kalnėnai” with a swimming pool, sports club, swimming school, and clinic, and in less than 10 minutes by car you can get to the “Balzekas” tennis academy, the “WakeWay” wakeboard park, or the Liepkalnis ski center.

Currently, social infrastructure is also being actively developed in Kalnėnai. A private school and several kindergartens already operate in the district, but in two years a new state kindergarten and primary school will open on Moravų Street, which will accommodate 380 and 576 children, respectively. Last year, a surface stormwater storage facility was also installed in the district, and an overpass is planned on Gurių and Kamoja Streets for efficient traffic movement.
