EIKA Development begins the final phase of “Seasons” in Visoriai: almost 200 new apartments will be added to the market


The development of one of the most popular residential projects is gaining momentum in the northern part of the capital – the project manager “EIKA Development” announces the launch of the fourth and final phase of the project “Seasons” in Visoriai. During it, 4 more apartment buildings will be built, which will add 187 apartments and 8 commercial premises to the Vilnius new construction housing market.

The project, which is being implemented with the funds of the EIKA Asset Management fund and has been developed since 2022, has contributed to the changes in the Visoriai district, shaping its new face with its scale and parallel infrastructure solutions. In four years, 6 houses have already been built here, 3 more will be completed by the beginning of 2027, and upon completion of the entire project, a 13-residential block with 620 apartments and 17 commercial premises will be formed in Visoriai. Total investments in all 4 stages of the project amount to almost 76.5 million euros.

“Large-scale projects have a significant impact not only on the supply of housing, but also on the development of individual parts of the city. We see that in Visoriai, consistent urban development has been taking place over the past few years – not only are more and more new housing projects emerging, but public spaces and services are also being created, and communication is improving,” says Tomas Žiaugra, director of the development department at EIKA Development.

Sustainable development and quality of life solutions

In the final stage, buyers are offered 1-4-room apartments, 26.5-91 sq m in area. All of them will have balconies or terraces, underfloor heating and large display windows in the living area. Prices will start from 2,700 EUR per sq m, and construction is expected to be completed in the first quarter of 2028.

A closed, landscaped residential environment with children’s playgrounds and recreation areas is being created on a 2.6 ha territory, underground parking lots and bicycle storage facilities are being installed under the houses, and commercial premises for daily services are planned on the first floors.

The project creates direct connections with nature – pedestrian walkways have been formed through the inner courtyard to the Visoriai Forest Park. “Seasons” is also one of only a few residential projects implemented in Lithuania to be assessed with the international BREEAM sustainability certificate.

During the construction works, Visorių Street was also reconstructed: the public space was renovated, a traffic circle and a bicycle path were installed. Businesses that will provide value and convenience to the entire community are planned on the first floors of the buildings: cafes, children’s education and entertainment spaces, beauty, sports and other service areas.

Visoriai – one of the fastest changing areas of Vilnius

Located in the northern part of the capital, Visoriai residential and apartment projects began to be developed only a few decades ago, but today it is one of the fastest changing areas of Vilnius. Although the population density here remains low, the infrastructure is rapidly catching up and overtaking some of the older microdistricts.

The district is surrounded by green spaces – Visoriai Forest Park, Verkiai Forest, Vanaginė Nature Reserve. At the same time, the city’s infrastructure is actively developing: kindergartens and schools are being built, public spaces are being maintained, and shopping and service areas are being established.

Important facilities are being developed nearby – a police station is being reconstructed, a new store is being built, educational institutions are being created, and sports infrastructure is being developed. Convenient communication is ensured by the main city arteries and public transport, and the Santara clinic campus is located nearby.

The increasing supply allows us to better meet the different needs of buyers – from residents looking for their first home to families who value the emerging infrastructure and proximity to nature. We see that such districts are becoming an increasingly important part of the Vilnius housing market and, over time, are forming new city development centers,” says T. Žiaugra.
