Construction and sales of the sixth phase of the ongoing EIKA Development apartment project “Bajorų alėjas” are starting. Surrounded by nature, in a growing area of 9 hectares and popular with young families, 3 more low-rise houses will be built, adding 126 new apartments to the market. Investments in the project will amount to almost 13 million euros, and the completion of the works is expected in the last quarter of 2027.
126 new apartments in two years
EIKA Development has already built 13 houses and sold more than 300 apartments in the low-rise housing development “Bajorų alėjos” in Bajorai since 2014. The company is currently starting the sixth phase of the project’s development, during which three more A++ energy class low-rise houses will be built.
Three new houses will form a cozy courtyard, and buyers will be able to choose from 126 apartments of various sizes, from compact 1-room to 4-room apartments for the whole family. All apartments will have balconies, and buyers of apartments on the first and top floors will be able to choose apartments with their own terrace. Apartment prices will start from 2,360 euros per square meter, and sales of the first two apartments in the new phase of the house are starting now.
The concept of the project “Bajorų alėja” is associated with the idea of a botanical garden – the first stage includes a stream in the center, gazebos, and a children’s playground integrated among birch trees. Walking paths are installed throughout the project and more than 100 different plant species grow.
According to Tomas Žiaugra, Director of the Development Department at EIKA Development, in order to emphasize the unique location of Bajorų alejas surrounded by nature, special attention and significant investments are being made not only to the abundant greenery of the environment, landscape architecture, but also to residents’ leisure and common spaces.
“We want to maintain the district’s relationship with nature and bring together the project community, so we pay great attention to the environment – we invest in children’s playgrounds, creating common recreation areas that bring project residents together to spend time outdoors. During the long period of project development, we have noticed an interesting trend that buyers choose housing in the Bajorų alėjos project exclusively for themselves, and not for investment. The abundance of permanent residents, owners, and not those renting apartments in the project determines the formation of a stronger community and closer long-term neighborhood,” says T. Žiaugra.
Bajorai becomes an oasis for young families with its own attractions
According to EIKA Development, 75 new apartments were sold in Bajorai in 2023, and last year this number increased to 177. Despite this, the area remains one of the least densely populated microdistricts in Vilnius, so residents enjoy the space and tranquility.
Bajorai is dominated by low-rise residential buildings, the area is surrounded by forests, and nearby are the Vanagyne Geomorphological Reserve and the Verkiai Regional Park, full of lakes.
As the population grows, social infrastructure is rapidly developing in Bajorai: the Bajorai Progymnasium, which will accommodate 900 students, is being designed, new nurseries-kindergartens, children’s playgrounds, sports fields, courts and arenas, a shopping center on Bičiulių Street, business parks, a veterinary clinic, and the asphalting of JK Chodkevičius Street are being developed. A family restaurant that opened its doors on Šventeliškės Street this year has already managed to become a center of attraction for local residents.
