On December 11, the best real estate projects in Lithuania for 2024 were announced and awarded at the ceremonial ceremony of the competition “For Sustainable Development” in Vilnius. In the commercial category, the company “EIKA Development” was awarded for the business center “FLOW” developed on Lvivo Street in Vilnius.
The competition “For Sustainable Development” has been organized annually by the Lithuanian Real Estate Development Association (LNTPA) together with the Sustainable Development Academy since 2008. This year, they announced that the business center “FLOW”, implemented by “EIKA Development”, was the most worthy of this award in the commercial purpose category.
The competition participants were evaluated by a 10-member commission, consisting of representatives from the Lithuanian Union of Architects, the Lithuanian Builders’ Association, banks, Vilnius Gediminas Technical University, the Ministry of the Environment, the Lithuanian Real Estate Development Association, and the media.
The head of the company “Architektūros kryvībinės grupės” that designed the building, Remigijus Bimba, and his team, architects Giedrė Barzdžiukaitė and Raimondas Gudauskas, were happy that their work had been noticed, because the task was indeed difficult – they had to adapt to the fact that the underground part of the previously designed building had already begun construction in that place, and the solutions of the building were limited by its contours. In addition, it was very important to consider how this business center, located on the right bank of the Neris, would fit into the urban massif of buildings.
“This building will be visible from many points and objects – the Old Town, the Center districts, St. Catherine’s Church in the background – and will complement the urban hill of buildings being formed on the right bank of the Neris. Our main architectural idea was to create a building shape that would, as if with a curtain, reveal what lies behind the hill,” explained R. Bimba.
It was also necessary to carefully consider all solutions that would meet modern requirements for sustainability, efficient energy use, and attention to human well-being.
“This business center could be one of the examples to follow, of what kind of buildings we want more of in Vilnius, what modern architects and real estate developers should think about. The environment we are in affects all of our lives, and in this case, everyone was thought about – those who will work or visit the building, those who will pass by, and the broader impact on society by saving energy, installing green spaces, and applying other innovative solutions,” said Mindaugas Statulevičius, President of the LNTPA, Chairman of the Commission.
Martynas Žibūda, CEO of EIKA Development, thanked the entire team for this award: “Such a quality project and its smooth progress are only possible with careful planning and precise implementation of the plan. Our project management team consists of top-level professionals, whose work I am very proud of. It is nice that the competition committee also appreciated this, although the real appreciation for us is the feedback from the building’s “residents” – satisfied tenants.”
Business center “FLOW” is located at Lvivo g. 21A, Vilnius – it is a new A++ class space for business in the central business district of Vilnius. This space creates a special working atmosphere, looks at work as an experience, and pays special attention to the well-being of employees. “Flow” business space consists of two connected parts of the building – 15th and 20th floors, covering an area of 15 thousand sq. m.
The building has been equipped with advanced engineering systems that meet the WELL standard, ensuring comfort and health, as well as reducing energy resources. More than 42.5 million euros were invested in this business space.
The building’s developers are EIKA Development, the architects are the “Architektūros kūryvinės grupės” team, led by Remigijus Bimba, and the interior was designed by the “Nomo” team.
The building has been awarded the BREEAM Outstanding certificate, it meets the highest energy class A++, is equipped with an energy-optimizing heating and cooling system, a smart building management system, each floor is individually humidified and ventilated according to needs, and modular ceiling islands not only reduce noise, but also adapt to the amount of natural light, thus optimizing energy consumption.
