EIKA Development: in the first half of the year, records of real estate supply are set in Vilnius, sales slow down slightly


With active development of new real estate projects in Vilnius, housing supply reaches record high numbers. Currently, those looking for an apartment in the capital can choose from as many as 5,355 apartments, of which 3,926 are new, added to the market this year, according to the data of the real estate project management company “EIKA Development”. The activity of buyers has slowed down slightly, but according to the developers, this is also explained by seasonality.

In total, the Vilnius real estate market in the first half of 2026 in the first half of the year, 3,926 new apartments were added – compared to the previous half, when the new supply reached 2,414, it increased by more than 62 percent during the first half of the year.

Historically, the highest figures were recorded when assessing the total supply – in 2026. at the end of the first half of the year, there were a total of 5,355 apartments on the Vilnius real estate market, of which 2,764 were economy class, 2,139 were medium class, and 452 were prestigious.

Currently, the largest number of apartments under construction are offered – 4,338, 317 are under construction, and 700 are completed.

A slight slowdown was observed in terms of sales. The first of 2026 2,969 apartments were sold in Vilnius during the first half of the year, compared to 2,825 in the same period last year. in the second half of the year, when 3,061 apartments were sold, sales decreased by about 3 percent.

In the first half of 2026, economy class apartments were the most popular, with 1,536 sold. In the middle class, 1,275 apartments were sold, and 158 in the prestigious class.

At the end of the first half of 2026, the average price of a new apartment in Vilnius was 4,117 euros per square meter, while at the end of 2025 it was 3,931 euros. This means that during the first half of this year, the average price increased by 4.6 percent. At the end of the half year, the average price of apartments in the economy class was 3,429 euros per square meter, in the average class – 4,438, and in the prestigious class – 6,795 euros.

Market share of EIKA Development in 2026 in the first half of the year, it was 11.7 percent.

“NT developers in Vilnius remained extremely active in the second quarter of the year – in the last three months, they offered more than 2,800 new apartments to the market in 22 new projects and new stages of projects already under development, so buyers really have a record number of options to choose from,” says Tomas Žiaugra, Development Director of EIKA Development.

“In terms of sales, last year’s trend is repeated, when buyers paid more attention to vacations and recreation than housing searches in the 2nd quarter of the year, and the record heat in June also contributed to this. The sales pace in July and August will likely remain similar to June, and in the fall the sales pace should return to the annual average. However, it is likely that the decision-making period will definitely be longer due to the significantly increased options,” he explained.
