Pašilaičii is growing: new infrastructure and demand for housing are changing the face of the district


A few years ago, Pašilaičiai was more often seen as a mature, developed sleeping area, but today the attitude towards it is changing. The rapidly growing demand for new housing, active infrastructure development and renewed public spaces show that Pašilaičiai is becoming a rapidly renewing, full-fledged western center of Vilnius.

Growing demand also raises the value of housing

The data provided by EIKA Development reveal a clear trend – the interest of home buyers in Pašilaitii is consistently growing. In 2024, 160 new apartments were sold in the district – 33 percent. more than in 2023. Even faster growth was recorded in 2025, when sales increased three times and reached 480 apartments. The activity does not decrease this year either – in the first four months alone, more than 200 new homes were sold here.

According to real estate market experts, the active development of the district and the growing interest of buyers lead to a significantly growing supply of housing. If in 2024, approximately 200 new apartments were offered in Pashilaičiai on average, then in 2025, the supply will more than double – to approximately 420 apartments per month.

The increasing demand also increases the housing prices in Pashilaičiai. According to Tomas Žiaugra, director of the development department of the company “EIKA Development”, today Pashilaičiai is going through a phase of qualitative transformation.

“Currently, in the central part of Pašilaičius, on Medeinas Street, we are finishing the construction of the Medeinas Namai project, and we see that Pašilaičius home buyers are increasingly choosing as a conscious decision to settle or stay in an area where all the necessary infrastructure has already been created and active development is taking place at the same time. The district is becoming more and more attractive for families – there are more high-quality public spaces, educational institutions, and the infrastructure of trade and services is being renewed. This naturally increases both the quality of life and the value of real estate,” says T. Žiaugra.

The opening of the Western bypass and developed public transport helped the district become a convenient and quiet alternative to the central part of the city. The abundance of educational institutions and the high concentration of trade and services increase the district’s long-term attractiveness for families, and with the growth of private and public investments, Pašilaičiai is becoming one of the fastest-changing districts of Vilnius.

Pašilaičiai’s transformation is accelerated by new infrastructure and public spaces

One of the most important changes in the coming years will be the new educational infrastructure. A new nursery-kindergarten is planned on Bieliūņu Street, and preparations are being made for the reconstruction of the Medeina Primary School. A significant change will be the construction of a new pro-gymnasium in Perkūnkiemi, on Pavilnionių Street, which will soon begin. More than 600 students will study in the four-story school, it will be equipped with modern educational spaces, sports infrastructure and a swimming pool accessible to the community. The construction of the Perkūnkiemi pro-gymnasium will be carried out by EIKA Construction.

The growing attractiveness of Pašilaičiai district is also influenced by the changes in public spaces and the renewal of commercial infrastructure. Vilnius municipality is preparing renovation projects for Ugnija Square and Chicago Avenue, which should become new points of attraction for residents. Daily convenience is provided by the renovated shopping center Medeina “Rimi”, which opened its doors after reconstruction, with a modernized shopping area and even more services – cafes, eateries and smaller shops for everyday needs.

According to experts, today Pašilaičiai is transforming from a mature residential area into a modern city center in the western part of Vilnius with more and more quality public spaces and infrastructure. The growing population, consistent investments and active development of new projects allow us to predict that the district’s attractiveness and housing value will continue to grow in the coming years.
