“EIKA Development”: the real estate market in Vilnius was filled with new projects in May, the pace of sales slowed down


The real estate market in Vilnius was filled with 10 new projects in May, the new supply of apartments increased by 11 percent compared to April, according to the data of the real estate project management company EIKA Development. The pace of apartment sales in Vilnius slowed down a bit, but not in all apartment classes: although apartment sales fell in the middle and economy classes, they increased in the prestige class.

According to “EIKA Development” data, 464 apartments were sold in Vilnius in May 2026, compared to 512 in April, so sales decreased by about 9 percent. Last May, almost as many were sold as this year, 462 apartments.

In May, sales in the economy and middle classes decreased, but in the prestige class – they increased.

Economy class sales fell 20 percent in May, with 168 units sold this month, compared to 211 in April. Last May, 211 units were also sold in this class.

In the middle class, sales decreased by 11 percent during the month: 281 apartments were sold in April and 250 in May. However, compared to last year, when 220 apartments were sold, sales were higher by about 14 percent.

Sales in the prestigious class grew 2.3 times compared to last month. In April, 20 apartments in this class were sold, in May – as many as 46. For comparison, in 2025 31 apartments were sold in May.

In May of this year, the supply of real estate in the Vilnius market continued to grow – 1,281 new apartments were offered to the market during the month, compared to the previous month, when the market was filled with 1,151 new apartments, the new supply increased by about 11 percent. Last May, the new supply was only 249 apartments.

In total, there were 5,300 apartments on the Vilnius market in May, compared to 4,501 in April, the supply grew by about 18 percent. Last May, there were 4,600 apartments on the market in the capital, so the supply increased by 15 percent during the year.

EIKA Development sold 45 apartments in May this year, compared to 52 apartments in April. Last May, the sales of this company were similar – 43 apartments were sold, so sales increased by 5% during the year. EIKA Development’s market share in Vilnius in 2026 in May it was 9.7 percent.

“In May 2026, we are observing the active development of developers in the primary housing market of Vilnius – 10 new projects with 1,280 apartments were added to the market during the month. At that time, the pace of sales slowed down a bit compared to April.
