Eika Asset Management’s logistics park in North Warsaw is fully leased before construction is complete


Investment management company Eika Asset Management (EAM) is successfully continuing the development of a logistics center in Northern Warsaw, close to Warsaw Modlin Airport and major transport hubs in Poland. The project’s viability and market demand are evident.

In March 2026, construction of Part II of Phase I began, which is planned to be completed in the third quarter of 2026. During this part, approximately 10.5 thousand sq. m of warehousing and administrative premises will be installed. At the same time, this will complete the first investment phase of the project.

The first phase covers an area of ​​7.54 ha and provides a total of approximately 38 thousand sq. m of leasable area. Investments in this phase exceed 25 million euros.

Before the construction of Part II began, the entire warehouse area was leased. The main tenant is the international logistics company DEKA-TRANS Sp. z oo. This company has been operating in the premises of the Warsaw North Logistic Park logistics center, built in Part I of Phase I, since the beginning of February. The tenant chose this project because of its sustainability, modern solutions and development opportunities. This became an incentive for the existing tenant to expand – another 5-year lease agreement was concluded with DEKA-TRANS.

The tenant will be provided with 10,253 sq m of warehouse space, approximately 290 sq m of office space, as well as 38 parking spaces for cars and 4 spaces for trucks. All newly equipped premises will be transferred to the company in August 2026.

DEKA-TRANS Sp. z oo, a company operating in the transport and logistics sector for over 18 years, provides reliable freight transportation services throughout Poland and Europe.

“The fact that the tenant, who rented more than 40 percent of the warehouse space in the first part, is expanding further today is a strong market signal for us. This confirms not only the quality and location of the project, but also the growing demand for modern and sustainable logistics facilities in Poland,” says Paulius Stulgaitis, fund manager at Eika Asset Management.

According to P. Stulgaitis, North Warsaw is today becoming one of the most promising logistics submarkets in the region. We see a growing demand for modern logistics facilities, and our strategy to invest in this segment in Poland is paying off. We are able to offer the market a competitive product that meets high BREEAM standards, which is attractive to both tenants and investors.

“The fact that the new areas were leased even before construction began shows that the demand for quality logistics facilities in Poland remains extremely high, despite the general uncertainty of the market. North Warsaw is becoming a significant point on the logistics map and we are pleased to be expanding where the logistics business is gaining momentum and the project we are developing is in demand in the market,” notes the EAM fund manager.

The Nowy Modlin project in North Warsaw, developed by EAM, has already been awarded the BREEAM Excellent certificate. Particularly high ratings were achieved in the water, waste and pollution management categories, which means a lower environmental impact and a high standard of sustainability. In December 2025, the construction of the first phase of Warsaw North Logistic Park, Part I (28,454 sq m), was successfully completed and the building was granted a permit to operate.

The project is being developed in a strategically attractive location – close to the ongoing S7 highway (Gdańsk-Warsaw) and Modlin Airport, which provides additional logistics opportunities. According to EAM, Warsaw North has the potential to become one of the fastest growing logistics submarkets in the region.

The entire logistics complex is being developed in three phases. Upon completion, the project will offer approximately 117 thousand sq. m of leasable space on an area of ​​more than 23 hectares, and the total investment amount will exceed 70 million euros.

Warsaw North Logistic Park is one of the largest logistics projects in North Warsaw, through which EAM consistently strengthens its positions in the region and contributes to the development of modern logistics infrastructure.
