EIKA Development has completed the construction management work of one of the most modern factories in Klaipėda


Real estate project management company EIKA Development has completed the construction management work of the MESTILLA factory, the controlling stake of which is held by the shareholders of Akola group. One of the most modern factories built in the Klaipėda free economic zone will process oilseeds and produce biodiesel. The total investment amount reached 70 million euros.

The project was completed on time

The construction of the MESTILLA factory in Klaipėda began in 2024 and was completed, as planned, in January 2026. Upon completion of the construction work, the factory meets all modern industrial infrastructure requirements.

Martynas Žibūda, CEO of EIKA Development, says that during the 18 months of construction work, the entire project cycle was implemented – from preparatory work and construction of structures to the installation of complex engineering systems and adaptation of the building to technological processes.

“Such a pace is extremely intense for an industrial-type project, but thanks to an experienced team and close cooperation with the project client, we successfully overcame all challenges,” says M. Žibūda.

MESTILLA CEO Arūnas Zubas adds that the choice of a reliable partner really contributed to the success of this project: “We have expanded more than three times, so we chose a partner who would help us organize and manage the construction work of the factory. The main criteria for choosing a partner were their professionalism, experience, reliability and reputation. The final result confirmed that we made the right choice.”

Several processes were running in parallel

According to M. Žibūda, one of the biggest challenges was that the design took place throughout the construction process.

“Due to the tight deadlines for the project implementation, both the design and construction processes took place simultaneously. This meant that the project team had to coordinate three parallel processes at the same time: the design of technological equipment, the impact of these solutions on other parts of the project (architecture, structures, engineering systems), and the construction work itself. In practice, this resembles a situation when you have to repair a car engine that has already been started – all processes take place in parallel, which requires extremely precise coordination, quick decision-making and close cooperation of all project participants,” says the head of EIKA Development.

The implemented project is the second factory of the company “MESTILLA”, built next to the factory, which has been operating since 2007.
