StopHousing prices in the Žvėrynas microdistrict of the capital of knowledge are soaring. EIKA Development, the company developing one of only four new construction housing projects in the district, reveals that last year, compared to 2024, the average price of apartments in Žvėrynas increased by as much as 35.4 percent and reached 5,420 euros per sq. meter.
A representative survey of residents conducted last fall, commissioned by a real estate project management company, shows that every second Vilnius resident (49 percent) would like to live in the Žvėrynas microdistrict if their choice were not limited by any circumstances. According to Tomas Žiaugra, development director of EIKA Development, this opinion of residents is also reflected in the growth of housing prices in this area.
“Žvėrynas is one of the most desirable districts of Vilnius, so it is normal that prices are constantly growing, which is why investments here can pay off much faster compared to other parts of the city. Our data shows that in 2024 the average housing price in the district was 4,000 euros per sq. meter, and just a year later it rose to 5,420 euros. This is an increase of more than a third in just 12 months,” emphasizes T. Žiaugra.
Located in a loop of the Neris River and in the vicinity of the largest park in the capital, Vingis Park, Žvėrynas once belonged to the Radziwills, who had a hunting reserve here, and in 1901 the place was officially annexed to Vilnius. Today, Žvėrynas is considered by real estate developers to be one of the four most prestigious microdistricts in the capital, and the price of apartments here has almost tripled over the past decade.
Vilnius residents consider Žvėrynas to be the cleanest, tidiest, safest and lowest crime-prone neighborhood in the city, and they also emphasize the large number of green spaces, its suitability for living with children, and say that this district has the most playgrounds, recreation areas, and pedestrian and bicycle paths in the capital.
The results of the EIKA Development resident survey confirm the district’s status – as many as 7 out of 10 respondents admit that they would consider living in Žvėrynes a real prestige. However, in T. Žiaugra’s opinion, a good location and excellent evaluation by residents are not everything, because the third factor determining the rapid growth of prices is the low supply of real estate in this district.
“Even if half of Vilnius residents would not refuse to live in Žvėrynas, we would not achieve this not only because it is one of the smallest districts in the city in terms of both area and population, but also because of the very small supply. As for new construction, we are currently developing the “Žvėrynas Personai” project here, and there are also the “Sakalai”, “Lūšiai” and “Royal One” projects. There are only four projects in total and it is unlikely that they will increase significantly,” explains a representative of EIKA Development.
According to the company, in 2025, a total of 38 apartments were sold in Žvėrynes, and the total supply at the beginning of this year reached 56 property units. The prestigious A++ class “Žvėryno personų” project on Blindžių Street, developed by EIKA Development, will add 61 apartments to the market, the area of which ranges from 31 to 137 sq. meters, but the completion of construction is expected only in the second quarter of 2027.
“The opportunity to create new projects in Žvėrynas is very rare, so this project will be characterized by exceptional functional and architectural solutions. From the larger than required number of parking spaces and a richly landscaped inner courtyard to the preservation of the materiality of the building that was previously here and the almost 7-meter-high apartments with terraces on the top floor,” says T. Žiaugra about the Žvėrynas district real estate project under construction.
