EIKA Development will provide construction management services for the reconstruction of the Eglės Sanatorium in Druskininkai


Real estate project management company EIKA Development has signed a construction management agreement with Eglės sanatorija, based on which it will implement a large-scale reconstruction. After implementing this ambitious project, the sanatorium will welcome its clients in a fundamentally renewed state – the existing building will be reconstructed and a new building will be built, new indoor and outdoor swimming pools will appear, and the reconstructed living rooms will meet the four-star comfort level. The total value of the project exceeds 32 million euros.

EIKA Development assumed responsibility for implementing all planned reconstruction works – a new reception building was built; the canteen building was renovated, installing new elevators; the health resort building was renovated; a new swimming pool building with a heated outdoor pool was built; 247 modern rooms were equipped.

“This contract is an important milestone for our entire team – it is the first project where we will provide management services when the construction work is carried out by a general contractor. EIKA Development has managed several SPA and hotel projects, such as Monist in Palanga, Vilnius SPA in Anykščiai, where it was responsible for the design and reconstruction, Hilton Garden Inn, Solo Society, and others.

M. Žibūda states that when it comes to the reconstruction of the “Eglės Sanatorium”, the biggest challenges will be related to the large scope of the project and the fact that it will be necessary to get involved in an already ongoing project in a very short time and complete the majority of the project by the end of the summer of 2026.

“We have to fit into the short deadlines, because we are joining in the middle of the process – the first stage of reconstruction has already been completed, and EIKA Development will oversee the second. We will also have to take into account the visitor season, their flows, and delve into the needs of all parties when planning the work. We are very grateful to the client for trusting that we can do this,” comments M. Žibūda.

According to Ilona Baranauskienė, Head of Finance and Administration at Eglės Sanatorija, they chose to cooperate with EIKA Development after assessing the scope, complexity of the project, and the need to perform the work quickly and efficiently: “This project is the most significant in our history, both in terms of scope and investment. We want Eglės Sanatorija in Druskininkai to become even more attractive to both Lithuanian and foreign guests. An important condition was also the ability to implement the work as soon as possible. The reconstruction of the “Žilvinas 1” and “Žilvinas 2” buildings is planned to be completed by the end of 2026, and the new pool building should be built in the first quarter of 2027.

“Eglės Sanatorija” is the largest sanatorium in Northern Europe and the most famous sanatorium in Lithuania, operating in Druskininkai for over 50 years. It is famous for its deep traditions of sanatorium treatment, high-level therapeutic procedures, accommodation and SPA services, and this project will strengthen the reputation of Druskininkai as a health capital and further contribute to the awareness of Lithuania as an international health destination.
