Jasinskio2 business center reaches 95 percent occupancy: new clinic to be located on the third floor


The recently opened business center “Jasinskio2” in a historic place in Vilnius continues its successful start of operations – the second largest lease agreement has been signed. The third floor and almost 1,400 sq. m of the business center will be occupied by a new integrated medicine clinic. With this agreement, the building managed by “EIKA Development” has reached 95 percent occupancy. Considering the commercial real estate market in recent years, this is a very good result.

“Even in difficult market conditions, Jasinskio2 continues to demonstrate a strong position among the capital’s business centers. We are pleased that the building quickly filled with different businesses. This is not only a great achievement for our team, but also proof that boutique-style spaces are of interest to tenants. The clinic, which will be located on the third floor, only confirms that the business center we manage meets the high expectations even of modern medical centers,” says Giedrius Brūzgė, Director of the Property Management Department at EIKA Development.

According to G. Brūzgė, in recent years, more and more atypical tenants have been settling in business centers, so the spaces are often filled with medical or health institutions providing different services.

“This trend no longer surprises anyone. Businesses want to be in convenient locations not far from the city center and closer to their customers. In the Jasinskio2 building, we offer high-quality engineering systems, advanced security solution technologies and flexible adaptation of spaces to the needs of each tenant, so we will definitely fulfill the vision of the new clinic. The future clinic will occupy the entire third floor of the building – almost 1,400 sq m of the 7,700 sq m of leased area. The integrated medicine center is scheduled to open in the fall of 2026 and will apply advanced diagnostic, preventive and regenerative medicine methods.

According to the founder of the innovative dermatology center, Professor Dr. dermatovenerologist Matilda Bylaitė-Bučinskienė, the vision of the future clinic is already clear.

“The skin is never separate from the body. As a doctor, I see that long-term results are possible only when we treat the system, not the symptom. Our new clinic is being created for precisely this approach – scientifically based, precise and focused on the human biological whole. The modern medical space will be focused on patients for whom not only aesthetics, but also long-term quality of health is important,” emphasizes Prof. Dr. M. Bylaitė-Bučinskienė.

The doctor adds that the Jasinskio2 business center was not chosen by chance for the development of the Innovative Dermatology Center: “Jasinskio Street is a strategically convenient center of Vilnius, easily accessible from business districts, the Old Town and the main arteries of the city. The clinic is being developed taking into account the needs of active, time-conscious clients, therefore the convenient access to this business center, discreet environment, planned visit flows and concentration of services in one place will allow integrating medicine into the intensive rhythm of life without additional logistical burden.”

It is announced that after signing this lease agreement, the vacancy rate of the Jasinskio2 business center managed by EIKA Development reaches only 5 percent, and only the commercial part of the building remains available for rent.

The Jasinskio2 business center has previously housed and operated the law firm Ellex Valiunas, the Embassy of the Kingdom of the Netherlands, the investment management company EIKA Asset Management, the restaurant The Living Room, etc.
