Real estate project management company EIKA Development, in response to the ongoing recovery of the real estate market and the needs of buyers, will launch 4 new residential apartment projects in Vilnius next year. Those looking for housing will be able to choose from 1,500 apartments in different districts of the capital – Visoriai, Kalnėnai, Fabijoniškės and Pilaitė.
In addition to new projects that will be offered to the market soon, EIKA Development currently has 7 more projects in Užupis, Žvėrynes, Senamiestis, Pašilaičiai, Visoriai, Naujininkai and Bajorai, which contain over 400 unsold apartments.
Martynas Žibūda, CEO of EIKA Development, says that the new projects are planned taking into account market trends.
“In the second half of the year, we are feeling an increase in customer activity, both in terms of economy and mid-range projects. It seems that we will stand out in the market with the largest variety of both the projects offered, covering almost the entire Vilnius, and the variety of apartments. We are responding to market needs and are preparing to introduce as many as 4 new projects, so buyers will be able to choose from 11 of our projects in total,” he comments.
According to M. Žibūda, not only buyers, but also real estate developers will be active next year.
“Over the past year, the prices of plots of land where housing is planned to be built have risen by as much as 50 percent. It is understandable that this will also affect the prices of housing that will be built here,” he predicts.
The Visoriai project, which will be launched in 2026, will be developed in three phases and will include 524 apartments and 4 commercial premises. The final phase of construction is expected to be completed in 2030.
The project in Kalnėnai, Moravų St., will be developed in 4 stages and is planned to be completed in 2031. This project will include 473 apartments and 2 commercial premises.
A new project with 272 apartments will be developed in Fabijoniškės, Vienažindzio St. This project will be developed in 2 stages until 2029.
In Pilaitė, Juodkrantės St., a 2-stage project will begin development next year, which will include 230 apartments and 20 commercial premises. This project will be completed in 2030.
EIKA Development is already making plans for the future – in 2027–2028, it intends to launch new projects in Žirmūnai and Naujamiestis.
