EIKA Development is launching sales of apartments in the new project “Žvėryno Personas” in the capital. The project, which will be built at Blindžių Street 24A, on the territory of the former Ministry of Finance Training Center, will add 61 prestigious apartments to the market. The investment amount will exceed 22 million euros, and the completion of construction is expected in the second quarter of 2027.
The A++ energy class project being built in the prestigious Žvėrynas microdistrict will feature 61 apartments and one commercial space. Future residents of Žvėrynas Personai will be able to choose from 1-6 room apartments, the area of which will range from 31 to 137 sq. meters.
The top floor of the building will feature exclusive apartments with bay windows and mezzanines, with ceiling heights of up to 6.8 meters, most of which will have roof terraces. All first-floor residents will also enjoy terraces, while all remaining apartments in the project will have their own balcony.
The Žvėrynas project, which has a perfect balance between city and nature, will stand out with both architectural and functional solutions. Residents will enjoy a private and lushly landscaped courtyard, children’s playgrounds, and the project will provide more parking spaces than required. Taking into account the events of recent years, a shelter will also be installed.
“Žvėrynas is a prestigious district of Vilnius, so this project is not only an exceptional space for living, but also a valuable investment. When creating “Žvėryno Personas”, we sought to combine modern architecture, quality solutions and living comfort surrounded by nature. The unique apartments offered in the project with display windows, mezzanines and roof terraces will allow residents to enjoy an exceptional quality of life in the heart of the city. Žvėrynas is inseparable from nature, therefore one of the main goals is to preserve the mature trees growing on the plot, which will provide coziness and closeness to nature. We will also abundantly plant a closed courtyard for residents. New residents will have truly unique apartments that will perfectly reflect this central location surrounded by nature,” says Tomas Žiaugra, Director of the Development Department at EIKA Development.
The new project was designed by the architectural studio Eventus Pro, which pays great attention to urban integrity. According to project manager Vytenis Gerliakas and architect M. Sederevičienė, “Žvėryna Personas” were designed to adapt to the general architecture of the district and the local terrain.
“We wanted to create a laconic but solid style, so we chose a two-tone dark clinker facade finish, declaring timeless aesthetic values. The building’s divided volumes and dynamic roof composition adapt to the general context of the site’s development, existing vegetation, and replicate the natural terrain,” share the architects from Eventus Pro.
Žvėrynas is one of only four prestigious microdistricts in Vilnius and once belonged to the Radziwills, who from the 16th to the mid-19th centuries bred roe deer here and had a hunting reserve with a manor. Žvėrynas, known as Aleksandrija in the last century, is located in the Neris loop and borders the largest in the capital, Vingis Park, with an area of 157 hectares, and the Karoliniškės Landscape Reserve, so residents enjoy life close to nature.
The district is home to numerous businesses, several schools and kindergartens, clinics, churches, the Panorama shopping center, numerous cafes and restaurants, service establishments, sports fields, pedestrian and bicycle paths. By car, Žvėrynas is conveniently accessible from Narbutos or Geležinio Vilko streets, there are many public transport routes, and the city center is within walking distance.
The development of “Žvėryno personas” will involve the reconstruction of a building on the site that for many years housed the Ministry of Finance Training Center, which has provided training and qualification development services to civil servants since 1994. Considering the history, during construction, an effort will be made to preserve and reuse some of the materials in the building.
EIKA Development, which acquired the building of the liquidated center in 2017, converted these premises into a temporary humanitarian center a few years ago. In 2022, after the war in Ukraine began, these spaces were provided free of charge to major Lithuanian non-governmental organizations that provide assistance to refugees from Ukraine.
