The doubling of buyer activity shows that the stereotypes of Newcomers are disappearing.


Vilnius’ once-disreputable Naujininkai district is coming back to life. As the municipality invests in public spaces and addresses the district’s problems, apartment sales here doubled in 2024, and both developers building new homes and offices and private investors are seeing the area’s huge potential. This trend continues in 2025, with 35 apartments sold in the first four months of the year alone.

Attracts both settlers and investors

Naujininkai is rapidly changing its face – real estate developers are increasingly choosing this area, which is confirmed by active development: EIKA Development is almost completing the construction of the Nauji peizažai project here, and projects from other companies are also being developed – Monopolio namai, Senamiesčio link, Kerų kerai, Kapsų 19A. In addition, new tennis courts, an extreme sports center, and business centers are being planned in the area – all of this indicates growing confidence in Naujininkai as an attractive place to live and invest.

According to EIKA Development, apartment sales in Naujininkai, which doubled last year, continue to show excellent results: during the first four months of 2025, 35 apartments were sold in this microdistrict – almost 17 percent more than in all of 2023. If the trend continues, more than 100 apartments may be sold in Naujininkai this year.

“In 2023, 30 apartments were sold in Naujininkai, in 2024 – 62, and in 2025, 35 apartments have already been sold, so it is obvious that people see the potential, and the once poor reputation of the district is improving. This is also evidenced by the great interest of investors among buyers, new offices under construction, and the municipality’s efforts and investments,” shares insights from Tomas Žiaugra, Director of the Development Department at EIKA Development.

“I am sincerely surprised that Naujininkai is only waking up now, because the location, social infrastructure and communication of the district are excellent. Compared to the nearby Naujamiestis, the average housing price in Naujininkai is about 1,000 euros per sq. meter lower, but I believe that this will not be the case for long, because people are starting to understand the potential of this place,” adds T. Žiaugra.

According to EIKA Development, young couples and real estate investors are most interested in the “New Landscapes” project – these categories of buyers each account for 30% of people who have purchased homes here.

Shadows of the past, investments and focus on tomorrow

Perhaps the most important recent event in improving the face of Naujininkai happened five years ago. In 2020, the Vilnius Municipality finally abolished and demolished an illegally located Roma camp with almost a hundred residential houses in the Kirtimai area of ​​the district. After the buildings were removed, part of the territory was allocated for industry, while the rest will remain a state forest.

The situation is also improving significantly on the northern side of Naujininkai. Vilnius Municipality presented the project “Vilnius Connect” that will transform the face of the Station district, during which the bus and railway station complex, the station square, streets will be reconstructed, and green spaces will be redeveloped: Strumila Gardens and St. Stephen’s Square. In Naujininkai, Liepkalnis and Pelesas squares will be renovated, as well as the Tūkstantmečio g. community garden with a square.

The Naujininkai community, which has been operating since 2001, unites residents of the district and people working here from various professions, representing their interests and solving local problems. The community regularly organizes sports tournaments, help desks, festivals and other events, and initiates various projects for the welfare of the district.

The largest part of the population of Naujininkai lives in the northern part of the eldership, closest to the central part of Vilnius. For this reason, it is here that the social infrastructure is best developed: there are 4 schools, 7 kindergartens, a music school, a polyclinic, a library, a post office, 3 houses of worship, and a well-developed service sector.

Residents of this part of Naujininkai also have convenient transportation: in less than 10 minutes. they can get to Vilnius bus or railway stations and the airport, Liepkalnis and Naujamiestis districts or shopping centers “IKEA” and “Nordika”. There are 11 public transport routes here, and by car it takes just a few minutes to get to Tūkstantmečio Street.

Naujininkai has plenty of activities for both young and old: the main Vilnius football stadium, car museum, sports club, tennis courts, Taxi Park, which has been turned into an event space, and Liepkalnis Water Reservoir, right next to which is the Liepkalnis ski slope.

Residents of the district can also enjoy the benefits of the nearby Station District, which in recent years, with the Halle Market at the forefront, has become an oasis for gastronomy lovers, the walls of buildings are decorated with frescoes, events are constantly held in “Kabil”, the railway museum has been renovated, the Track Park has been installed, and the first artificial wave pool in Northern Europe has been opened.
