Price, location in the city, and parking are the most important criteria for people buying a new home, according to a representative survey of Vilnius residents conducted by research company Spinter on behalf of EIKA Development. However, these criteria may vary depending on the age of the buyers, their income, and the type of property they own..
Most Vilnius residents indicated price as the most important criterion when buying a new home. This was followed by the district (location in the city), the possibility of parking a car, infrastructure (nearby kindergartens, schools, shops, public transport stops), guarantees when purchasing a home, the building’s completion, the developer’s reputation and experience. Far fewer people indicated that the housing environment, the building’s architecture and appearance, and additional leisure spaces for residents were important to them.
The study showed how these criteria change in different age and income groups. Guarantees when purchasing a home are the most important criterion for Vilnius residents over 45 years of age and with lower incomes. For people over 55 years of age, guarantees when purchasing a home are almost twice as important as for real estate buyers aged 24-44.
The developer’s reputation and experience, as well as reviews about the builder, are more important for young buyers aged 24-34, and people over 55.
Infrastructure is most important for people aged 24-45 buying a new home. Older buyers also care about this criterion, but significantly less. For people over 55, the least important thing is the architecture, appearance and environment of the building, whether there are playgrounds for children, an inner courtyard, greenery, how common spaces and staircases look.
For older people, it is very important whether they will have a place to park their car – in the 24-34 age group, this criterion is indicated as less important.
Buyers aged 35-44 and those with a per capita income of more than 3,001 euros are less sensitive to price. For those with lower incomes, price remains the most important criterion.
“The study confirmed what we see in everyday practice. People care about various criteria, depending on their life circumstances, but price is relevant to almost everyone. This study also showed that EIKA is leading among other real estate developers as a company that, in the opinion of Vilnius residents, offers the best price-quality ratio on the market. This reflects the goals we set for ourselves, so we are glad that current or future clients see this as well,” says Tomas Žiaugra, Director of the Development Department at EIKA Development.
The study was conducted by the company “Spinter Research” on October 4-17, 2024, and 523 respondents were surveyed, that is, residents of Vilnius between the ages of 24 and 65.
