For the city of Vilnius growing up, the last decade has been highlighting The potential of Bajorai. In 2024, as many as 136 percent more new housing units were purchased here than a year ago, and in 2025, half a dozen apartments were already sold here.
The northwestern part of the city, which until recently was an area of collective gardens and individual houses, has attracted a lot of attention from real estate developers in the past decade, and the opportunity to purchase a home surrounded by such nature attracts more and more settlers every year.
According to EIKA Development, in 2023, 75 new construction apartments were sold in Bajorai, while in 2024 this number increased by as much as 136 percent – to 177. The popularity of the district continues to grow – in the first two months of this year, 48 new construction apartments have already been sold.
According to the company’s representative, young families continue to dominate among buyers, rather than real estate investors, which is noticeable in such districts closer to the center as Žvėrynas, Senamiestis or Naujininkai. True, interest also leads to price growth: over two years, the average price of a new construction home in Bajorai has increased from 2,641 EUR to 3,020 EUR per sq. m.
“Apartments in Bajorai are usually chosen by young families who are looking for peace and nature and want to settle a little further away from the hustle and bustle of the city. The majority of buyers in Bajorai purchase apartments for themselves, not for rent, and plan to spend more than one or two years there, which also helps to create a community that is interested in nurturing the settlement,” says Tomas Žiaugra, Director of the Development Department at EIKA Development.
The expert reveals that Bajorai continues to be one of the least densely populated neighborhoods in Vilnius, so the settlers enjoy the space and peace. Bajorai is dominated by low-rise residential buildings, the area is surrounded by forests, the Vanagyne Geomorphological Reserve and the Verkiai Regional Park, full of lakes, stretch nearby.
As the population of Bajorai grows, infrastructure that is extremely relevant for young families is being rapidly developed here: Bajorai Progymnasium, which will be able to accommodate over 900 students, is being designed, and new nurseries, playgrounds, sports fields, courts and arenas, shopping centers, business parks, and a veterinary clinic are being developed.
“The growing attractiveness of Bajorai is not at all surprising. Who wouldn’t want to live in Vilnius and be just a minute from the forest? The name of this district is getting louder every day and I believe that this is just the beginning: in the near future, residents will enjoy even better social infrastructure, even more convenient transportation, and a great balance between the city and nature,” adds T. Žiaugra.
The company reveals that in the A++ energy class project they are developing, “Bajorų alėjos”, 45 apartments were sold in 2024, and 9 transactions were concluded in 2 months this year.
