Pilaitė continues to lead: it ended the year the most successful of all microdistricts


One of the fastest growing neighborhoods in Vilnius continues to grow. Pilaitė has been on the list of the most popular neighborhoods for the fourteenth year in a row, and in the second half of 2024 it became the number one choice for buyers of new construction homes.

The first apartment buildings in Pilaitė began to be built three decades ago. In 2011, the number of residents in the district exceeded 20 thousand, but it was then that even more intensive development of the microdistrict began, thanks to which the community grows by a thousand settlers every year. It is estimated that currently over 33 thousand people call Pilaitė home.

Among economy-class districts, Pilaitė maintained one of the lowest prices last year – an average of about 2714 EUR per sq. meter. During the year, 310 apartments were sold in this district, accounting for 21 percent of all sales in the economy segment (1473) and almost 10 percent of the total Vilnius market sales (3162). Currently, you can choose from 251 apartments in Pilaitė.

“In terms of the number of new housing units for sale, Pilaitė has been in the top five and even, I would say, top three since 2011, when the development of real estate settlements began to be more active after the crisis period. For the past few years, Pilaitė has had the largest supply compared to other popular economy-class districts, such as Lazdynėliai, Bajorai, Pašilaičiai or Justiniškės,” says Tomas Žiaugra, Director of the Development Department at EIKA Development.

Located in the western part of Vilnius, the district is characterized by convenient connections with other neighborhoods and the central part of the city. Often called a “city within a city”, Pilaitė has a rapidly growing offer of public and private services: there are several schools, kindergartens, a church, a polyclinic, beauty and health facilities, sports clubs and playgrounds, bars and restaurants, numerous grocery stores, and in 2021. one of the largest shopping centers in the capital opened.

“I think that Pilaitė fascinates buyers because it is a microdistrict that basically meets all the expectations of settlers at one of the lower prices on the market. Next to a well-developed and constantly developing infrastructure, life awaits you right next to forests or lakes Salotė and Gelūžė, so everything is within reach without even leaving your area – in other words, a city within a city,” adds Tomas Žiaugra.

EIKA Development, which sold the most new housing units in Vilnius out of all companies in 2024, is currently developing the settlement “Saulės namai” in Pilaitė, which has added 116 new apartments to the market. True, over 50 percent of the project’s apartments have already been sold. Over the past decade, Pilaitė has expanded most in the north and west, although new housing has also sprung up in the south of the district.

With the rapid growth of the population, further development of Pilaitė’s infrastructure is expected in the near future: new kindergartens and nurseries, which are extremely relevant for young families, a primary school, a tennis court, a swimming pool, additional sports fields, and plans to expand the polyclinic are expected to be built here.

In 2024, all real estate developers in Vilnius added 3,658 apartments to their total supply, 32 percent more than a year ago. Of these, 1,781 were medium-class apartments, 1,493 were economy-class apartments, and 384 were prestigious apartments.
