Flow leases another 3,200 sq m in the last month: Workland, Santa Monica Networks and Umega group will be established


Lvivo g. 21A, Vilnius, in the A-class business center “Flow” will soon be occupied by the flexible office space operator “Workland”, the information technology company “Santa Monica Networks” and the metal manufacturing and processing group of companies “Umega group”. According to the concluded transactions, the “Workland” fully serviced office and co-working space center will open its doors in part 2, as well as on the 3rd and 4th floors of the building, the “Santa Monica Networks” office will be located on the 14th floor, and the “Umega group” – on the 12th floor of the building. These transactions mark more than 70 percent occupancy of the business center premises.

Giedrius Brūzgė, director of the property department of the business center developer Eika Development, says that the joining of the aforementioned companies will strengthen the diverse, responsible community of future businesses being created in the building.

According to Mindaugas Žiūkas, director of Santa Monica Networks, the search for a new office was determined by the desire to provide a more efficient office and better conditions for its employees, as well as to be more visible.

“This year, Santa Monica Networks will celebrate its thirtieth anniversary. During these years, the company has not only grown in terms of business volume and number of employees, but also matured its business model for further successful development. In order to meet the increased expectations of customers, the needs of an enlarged team, and create new spaces adapted for creative activities and teamwork, we decided to establish an office in the central business district of Vilnius (Central Business District, CBD). In the modern Flow business center, we will be more accessible, more visible, and more attractive to our customers, existing, and new employees,” comments M. Žiūkas.

According to Karolis Gaidis, Executive Director of Umega Group, when making the decision on the new office, great attention was paid to the sustainability of the project and energizing common spaces. “The choice of Flow was prompted by the implementation of advanced solutions and smart engineering systems in accordance with the international sustainable building standard BREEAM. The decision was also determined by the conditions created in the building to create a balance between work and leisure moments – landscaped outdoor terraces, salt and massage rooms, water stations, a coffee bar have been installed. business lounge in space,” says K. Gaidys.

According to Jurgita Ragaišė, Head of the Brokerage Group at Newsec, the company responsible for leasing the building, companies planning to renovate their offices and interested in new, sustainable buildings should hurry up: “The supply of class A offices in Vilnius is rapidly decreasing. The official vacancy rate no longer reaches 5%, and we will not see any new projects this year either – all class A projects will be presented in the second half of 2025. Last year, the leased area of ​​transactions concluded in the office market reached 83 thousand sq. m, of which as much as 43% was in the central business district of Vilnius.
