Real estate (RE) services company Eika has reached an agreement with Litlab for the design, construction management and rental brokerage services of the business center ROD5, located at Rodūnios kelias 5, Vilnius. The completion of construction is scheduled for early 2024.
The nearly 2,900 m2 multifunctional project “ROD5” is being developed on a 0.55 ha area near Vilnius International Airport, combining warehousing and office space. It will be an A+ class three-story building with 78 above-ground parking spaces. “Eika” began providing design and construction management services for the rapidly rising building in the spring of 2023, and since August the company has also started looking for tenants for this facility. The architects of “ROD5” are “Noarchitects”.
This is another external project managed by Eika, which shows that the company provides a wide range of real estate services not only to its shareholders, but also to external clients. According to Giedrius Brūzgė, Eika’s Asset Management Director, the ROD5 project already covers almost our entire service package, from design management, construction management, rental brokerage, marketing and, probably, building management. “We start the search for tenants by assessing this location as important for companies that are constantly in contact with the airport, i.e. logistics, parcels or surrounding companies that need to move to new premises adapted to their needs. In addition, many new opportunities are emerging for business around the airport. Over the past few years, the environment here has been changing rapidly, logistics companies, such as DHL Terminal, are being established or renewed, and a new passenger terminal is being built. These are important factors determining the attractiveness for business,” says G. Brūzgė.
“ROD5” is already the 12th external project for which “Eika” has started providing services in the last few years. We provide or have provided design and construction management services for “Vilnius SPA” projects in Druskininkai and Palanga, Translinija – in Utena, “Mestilla” – in Klaipėda. Building management – in Vilnius – “135”, “Ulonų verslo centras”, “Užupio Mekas”, business centers at Savanorių pr. 193 and Eigulių g. 2; in Kaunas – business centers at R. Kalantos g. 32 and Jonavos g. 30; in Klaipėda – “Mega Plazza”.
