A loan of EUR 28 million has been granted by Šiaulių bankas to the business center project “Flow” managed by “Eika”.


Šiaulių bankas signed an agreement with UAB Verslo investicijos, a company related to the shareholders of Eika, regarding financing of 28 million euros for a business center being developed on Konstitucijos Ave. in the capital.

The commercial building, developed according to the highest sustainability standards, will offer 15,000 square meters of office space to the market. The project, which focuses on a healthy working environment, is expected to be completed in the third quarter of 2023.

According to Eika CEO Domas Dargis, this is the largest financing granted so far in the history of the company’s managed projects: “The special trust shown by Šiaulių bankas to the Eika group of companies in this global context allows us to feel even more confident in the real estate market and confidently implement the goals set at the Flow construction site. We are pleased that the loan granted will allow us to continue the work smoothly, fulfill our obligations to partners on time, and deliver office space that meets the BREEAM Outstanding New Construction sustainable building certificate in the coming year,” he notes.

According to Kęstutis Grinius, Director of Business Clients for the Vilnius Region of Šiaulių Bankas, the business center being developed by Eika will create value not only for those working here, but also for guests visiting the city.

Having started evaluating this project, which will be located in such a promising location in the capital, back in the spring, we had no doubt that it would become a center of attraction not only for Vilnius residents, but also for city guests. We are pleased that we can contribute to a project that creates value for the entire city,” said Kęstutis Grinius, Director of Business Clients for the Vilnius Region of Šiaulių Bankas.

The Flow business center will consist of two connected buildings – 15 and 20 floors – with various common spaces and services on the first floors that promote a balanced daily routine for employees: a salt room with light and sound therapy, a massage room, Business Lounge space with drinking water stations, a juice and healthy snack bar. On the 16th floor of the building, employees will be able to enjoy a 450 square meter terrace – the largest for employees in Vilnius – with relaxation, yoga and exercise areas, and a panoramic view of the Old Town that can be enjoyed all year round.

Three underground floors are planned for parking cars and electric vehicles. The building will feature bicycle storage, a bicycle repair station, a scooter and bicycle wash, changing rooms and showers, and charging sockets for electric vehicles. The building is designed according to the A++ energy efficiency class standard.
