Sustainable EIKA. The most important commercial buildings assessed with BREEAM certificates


Over the past few years, we have assessed all major commercial real estate buildings in our portfolio with international BREEAM certificates. In order to achieve greater sustainability not only in new buildings but also in existing ones, we have identified aspects that, if improved, could achieve greater energy efficiency, more community, user comfort and satisfaction. What does this look like in practice?

The Eika Business Center received a “Very Good” rating back in 2019:

  • Reduced water consumption
  • Lamps changed to LED type
  • Assessment and improvement of artificial lighting in workplaces was carried out
  • Improved and updated building security systems
  • A plan for the evacuation of people in case of emergency situations (e.g. flood, nuclear threat, etc.) has been prepared.
  • Twelve birdhouses have been installed on the roof and additional landscaping areas have been created.

Additionally, this year we plan to install a water and wastewater system and introductory water meters, integrate them into the building’s BMS system, and install a freon wastewater detection system.

Live Square Business Center has had an “Excellent” certificate for some time, but this year, after even more improvements, it received the highest “Outstanding” rating:

  • The building’s engineering systems have been reviewed, and the operation of the equipment has been balanced.
  • Water consumption has been further reduced, and a new water and wastewater system has been installed.
  • Lighting measurements performed
  • CO2 sensors are installed, which allow you to monitor indoor air microclimate and CO2 parameters and control them as needed
  • Additional electric vehicle charging stations installed

The Pupa shopping center was also awarded the Very Good certificate this year:

  • The building’s engineering systems have been reviewed and improved, and the operation of the equipment has been balanced.
  • Reduced water consumption by replacing shower heads with more water-efficient ones
  • Lighting measurements performed
  • Newly equipped rest room for employees (kitchenette, dining area, shower for cyclists and employees, changing room with lockers for storing clothes and personal belongings, drying room for wet clothes)
  • A gazebo for bicycles is available.

The Žalgirio 135 business center, developed and currently managed by EIKA, has also been awarded the BREEAM Excellent certificate. The Flow business center, currently under construction, is designed and being built with the aim of obtaining the highest BREEAM Outstanding certificate in the category of new buildings, which means that not only the building itself, but also its construction process must be maximally sustainable.

It is important for us to objectively assess the condition of buildings, improve and maintain them, and ensure that buildings are as energy efficient and pleasant to use as possible. Of course, it is also relevant to assess buildings with international certificates in order to achieve greater sustainability in the real estate sector and in preparation for new, extremely high requirements of the European Union and banks in the areas of sustainable development.
