“Eika” begins construction of the business space “FLOW” on Konstitucijos Avenue


A construction launch event was held at the construction site of the business space “Flow” being developed by the real estate group “Eika”, during which a symbolic capsule of the project was buried. A 20-storey business center will begin to rise on the territory of the plot located on Konstitucijos Avenue, the construction of which is expected to be completed in 2023.. III Thursday

The Flow project, in which 45 million euros will be invested, is being developed in the city’s main business artery, next to Vilnius City Municipality, at Lvovo St. 21A. The two buildings – 15 and 20 floors – connected together will create an area of ​​15 thousand sq. m and will be the largest business center under construction in the history of the group of companies.

Vilnius City Mayor Remigijus Šimašius, while congratulating the municipality’s future neighbors on Konstitucijos Avenue, pointed out that this is a project that came to fruition in the same way that all projects of this scale in the central part of the city should be born in Vilnius – through an architectural competition.

“For us, this project is another ambition to create a space in the city with a sense of the future. Each project we build has a specific goal – to expand the city limits, bring life to a sleepy part of the city, open closed former industrial areas, renew a certain area of ​​the city, but the construction of Flow is a step we are taking not only to renew the city space, but also to contribute to the transformation of the market and encourage a change in people’s work habits.”

Until recently, companies competed with each other for offices, the environment of which constantly promoted work productivity – employees did not count hours, worked a lot and intensively, were constantly in a hurry, we recorded a phenomenon of the labor market of our time – not individual, but an entire generation of burned-out employees. So, we decided that Flow would conceptually combine business and wellness so that employees could work concentratedly and productively, but not overworked,” says Domas Dargis, CEO of Eika.

Architectural lightness and cutting-edge technology

The business space “Flow” was designed by “Architektūros kūryvinė grupė” with the leading architect Remigijus Bimba, and the interior solutions of the common spaces are taken care of by the architects and interior designers of the “NOMO” studio. The architectural idea of ​​the business center is associated with simplicity, architectural lightness, which is why the shape of the building is unprovocative. The volumetric composition consists of two connected, but shifted relative to each other vertical parts – 15 and 20 floors, thus emphasizing the slenderness of the building.

“When developing the visual idea of ​​”Flow”, we tried to ensure that the building would not be dissonant, but rather complement the composition of the urban hill on the right bank of the river. Thus, the main emphasis of “Flow” was not the facade of intricate shapes, but the clean, neutral-colored glass, compositional connection of both volumes of the building. The inclined part of the building visually opens up “Flow” at the main entrance, inviting you to enter the restaurant – cafe, lounge and other common areas,” says R. Bimba.

Flow will aim to achieve a BREEAM Outstanding rating, one of the few buildings on the market to achieve such a high level of rating. The building will meet the highest criteria for energy efficiency (A++), environmental impact and human well-being.

“We hope to become an exclusive space for successful businesses that prioritize a harmonious workplace and employee health, which is why we are using smart technologies that will help us manage the building and ensure rational use of resources. Advanced ventilation and irrigation systems will create the right microclimate, designed shallow workplaces will allow the necessary amount of natural daylight to enter, and smart lighting will ensure working comfort after dark and at the same time a sustainable environment. These are just a few of the solutions that we will use to create comfort for future Flow tenants,” says Giedrius Brūzgė, Director of the Eika Property Department..    

An environment that changes work habits

People spend a lot of time at work, so the Flow space is creating an environment that would positively change the behavior and habits of employees themselves. Among the solutions are fresh air circulation in the rooms, high sound insulation and acoustics, easily accessible drinking water stations, a bar with valuable snacks and drinks, and lots of natural greenery in common areas. Massage and salt therapy rooms are designed to restore employee balance, and aesthetically designed indoor and outdoor spaces are designed for both individual moments of peace and communication.

“We support global and city initiatives for greater physical activity among residents and a cleaner ecosystem – therefore, the building environment will motivate employees to exercise and move, and the designed infrastructure will allow two-wheeled vehicles and electric cars to move comfortably both to and from work,” shares G. Brūzgė.

The name was chosen symbolically

Flow refers to constant movement, flow. It is a state when challenge combines with skill, when thoughts are focused and thinking is tense, and then moving towards clear thoughts, ideas, work and goals. Flow is a new space for business that pays special attention to the well-being of employees both during work and in moments of rest, because only calm and focused thoughts lead to purposeful and successful results.
