This week, the Vilnius City Municipality Administration issued a permit for the construction of the Eika-managed business center Flow on Konstitucijos Ave. It is a connected building of two buildings – 15 and 20 floors – with a 3-story underground parking lot and a terrace for employees on the 16th floor. Investments in the project will amount to 45 million euros. The project is scheduled to be completed in 2023.. III Thursday.
It is intended to develop 15 thousand sq. m of office space on the 0.3291 ha “Flow” territory in the central business district of Vilnius, as well as to establish a green leisure area next to the business center, intended for the community and employees of the surrounding business centers.
“The construction permit we received encourages us to prepare even more intensively for the start of construction at the construction site itself. Currently, preparations are underway in two directions: first, we are coordinating contract agreements with contractors, this process is already moving towards completion, so we believe that we will be able to start work at the construction site very soon. Second, we are intensively negotiating with companies regarding rental terms. We will rent Flow spaces from 160 sq m. m, which creates an opportunity for smaller companies to come and work in a modern and advanced space right in the city’s business center, so the spectrum of interested companies, in terms of size, is quite wide. Currently, we are also still looking for an anchor tenant who would rent most of the business space premises,” says Domas Dargis, CEO of Eika.
This project is one of the biggest steps on the company’s path to sustainability. Eika is reviewing its operations internally and gradually starting to implement them in accordance with the principles of sustainability. When developing Flow, solutions were sought at the design stage that would make the building friendly to the environment and the people working here, so from the very first steps it was decided to follow the international sustainable building standard BREEAM and aim to obtain a BREEAM Outstanding rating, which sets extremely high requirements for environmental impact, energy saving, water quality, materials and land use. Among other things, this commercial project will install advanced ventilation, irrigation, efficient heating and lighting systems, some of which also comply with the WELL sustainability standard, which will ensure the comfort of every working day and a sustainable environment. There are only a few such buildings in Vilnius so far.
Flow refers to constant movement, flow. It is a state when challenge combines with skill, when thoughts are focused and thinking is tense, and then moving towards clear thoughts, ideas, work and goals. Flow is a new space for business that pays special attention to the well-being of employees both during work and in moments of rest, because only calm and focused thoughts lead to purposeful and successful results.
