The real estate company “Eika” plans to develop the A++ energy class business center “FLOW” in the Šnipiškės district. This project, developed according to the highest sustainability standards, will offer the market 15,000 sq. m. of office space focused on a healthy working environment. The planned investments in the project will amount to 45 million euros. The project publicity procedure is currently underway.
The FLOW business center will consist of two connected parts of the building – 15 and 20 floors – with a 3-story underground parking lot and a terrace for employees. Construction is planned to begin after receiving a building permit in the second quarter of 2021.
“We will develop the project in the main business artery of the capital – Lvovo Street, located next to Konstitucijos Avenue. This place in the city is characterized by a rapid flow of events, where successful companies with creative, motivated and energetic professionals in their fields are concentrated, whose work results and the quality of their actions directly depend on their well-being and the environment around them. Today, when the concept of a workplace has become indefinite and you can work practically from anywhere – from home, a cafe or the beach – spaces that create a special working atmosphere, look at work as an experience, and pay attention to the well-being of employees are gaining value. Taking this into account, we decided to install premises for employee wellness and a healthy food snack and juice bar in the “FLOW” business center,” says Domas Dargis, CEO of “Eika”.
The business center “FLOW” will be built at Lvovo st. 21A, in accordance with the international sustainable building standard BREEAM – it aims to receive a BREEAM “New construction Outstanding” rating. It is planned that such a rating will be one of the first in the Baltic States. The installed ventilation, irrigation, efficient heating and lighting systems will ensure comfort and health and reduce energy resources. In order to minimize pollution, priority will be given to the selection of building materials from local manufacturers, and some of them will be made from secondary raw materials.
On one floor of the “FLOW” building, you will be able to choose from 160 to 850 sq. m. of office space. The 16th floor of the building will feature a terrace, an outdoor space for work and relaxation, where WI-FI will be available, a garden, and an exercise area with a picturesque panoramic view of the Neris River. The landscaped J. Jablonskis Square next to the business center and the newly formed green amphitheater will provide an opportunity to hold meetings with partners in a non-binding environment.
Those using bicycles will be able to leave them in specially equipped heated storage areas on the first floor of the business center. There will be a bicycle repair station, changing rooms and showers, and charging sockets for electric vehicles will be installed.
