EIKA has started developing two new apartment buildings in the second block of “Bajorų aleļi” in Vilnius, Bajorai, Salaspilio Street. This is the first stage of the second block, which plans to build two four-story apartment buildings “Beržus”, with 54 apartments in them. The amount of planned investments reaches 3.9 million euros. The completion of construction is planned for the third quarter of 2021. Architects – “Unitectus”.
The new apartments will have two to three rooms, their area ranges from 47 to 61 sq m. m. The first floor apartments are planned with terraces of 16–25 sq m. m, all apartments have balconies. The four-story house has elevators, and all apartments have a recuperation system. Each house has an individual economical gas boiler room. The buildings are designed for A+ energy efficiency class. Private green areas with children’s playgrounds and sports grounds, quiet recreation areas for the elderly and disabled are planned between the buildings.
“We are monitoring the market for new apartments in Bajorai. It is interesting that the economy-class apartments on offer differ considerably in the level of completion that the client receives when purchasing the property. It is gratifying that we can offer Vilnius residents housing where, even in the case of partial finishing, there are relatively few additional costs before moving in, because we take maximum care of the client’s comfort: the leveling floor layer has already been poured in the apartments, room partitions have been built, all necessary plumbing and electrical points have been brought in, and all engineering systems have been installed. We do not often see this in other projects,” says EIKA Development Director Martynas Žibūda about the competitive advantages of the apartments in “Bajorai Alleys”.
The territory includes 64 above-ground parking spaces and 16 bicycle parking spaces. The project envisages car parking spaces that are separated from the buildings, and a safe, green and quiet area is being created in the depths of the plot – intended for residents, not cars. Spaces planted with trees are being formed around the buildings so that residents can observe nature both outside and through the windows. The concept of the “Bajorų aleiji” quarter is associated with the idea of a botanical garden, and it is intended that it be maintained not only in the project, but also further developed in the surrounding territories. The aim is to integrate the existing landscape, maintain and highlight existing natural elements and trees, and harmoniously combine nature and urban motifs. A stream flows in the center of the first quarter, and a children’s playground is integrated among the birches. The second quarter is designed around an existing forest. The names of the new houses “Beržai” also symbolically extend the botanical idea, since houses with the names “Liepos” and “Vyšnios” have already been erected in the first quarter. The concept is planned to continue in the third quarter.
In total, the second quarter of “Bajorų aleļi” will be developed in four stages, during which about 350 apartments will be built; the planned investment amount reaches 21 million euros. All four stages are planned to be completed by mid-2025. The axis of the architectural concept of the quarter is the preserved greenery, into which the buildings are organically integrated.
It is planned that the “Bajorų aleļi” project will consist of three blocks. The first one has already been completed, most of the apartments have been sold, and residents have moved in. 153 apartments have been built in three- to four-story cottage-type and apartment buildings; investments exceeded 8 million euros. From 2024, it is planned to launch the third block of the project, which should include about 200 more apartments.
