UAB “EIKA Construction” (formerly – UAB “Eikos statyba”) implemented the project of the shopping and service center “ŽALI” in Balsiai, performing general contracting works and ensuring construction process management in accordance with the requirements of sustainable construction and BIM technologies. The facility was created as a modern commercial space adapted to the needs of the community.
The ŽALI shopping center is designed based on the principles of universal design and sustainable building standards. The building is distinguished by its green facades, green roof, geothermal heating, electric vehicle charging infrastructure, bicycle repair stations, and integrated recreation and play areas. A detailed spatial BIM model has been prepared for the project, which is used for architectural, engineering, and operational solutions. The construction processes were carried out in accordance with the principles of the BREEAM standard, and the building achieved energy efficiency class A.
Performing general contracting functions, UAB “EIKA Construction” ensured the coordination of construction works, implementation of technical solutions and quality control. A sustainable work organization model was applied at the construction site, certified materials were used, and the “Dalux Field” system was used for quality control. The integration of BIM technologies allowed for precise coordination of structural and engineering systems solutions, management of material needs and optimization of the project progress.
The project was developed in collaboration with the Balsiai community, so the building integrates functions that meet the needs of the location: leisure areas, children’s play areas, bicycle infrastructure, green areas and the first pump track in Vilnius. These solutions create additional value for the environment and visitors.
