In May of this year, the largest insurance brokerage company in the Baltic States, Aon Baltic, which has been operating in EIKA business centers for 13 years, established a separate modern space for receiving and servicing clients and partners. After renting an additional almost 700 sq m to this company, the vacancy in the EIKA business center is currently zero.
On the first floor of the B building of the EIKA Business Center, an area of 140 sq. m., the customer service center of the largest insurance website in Lithuania, draudimas.lt, has been established, which will be open 7 days a week. Up to 22 insurance specialists can work in the customer service center at the same time, consulting clients by phone or e-mail. A separate modern space has also been installed for receiving business clients: modern meeting rooms and halls, a separate entrance from the lobby of the main business center. Another area is intended for installing workplaces in order to bring employees to one place from two locations after the merger of Aon Baltic and Balto link. According to Žilvinas Petrauskas, Executive Director of Aon Baltic, the choice to expand in this business center was determined by the long-standing partnership of both companies. “This is a convenient place for both incoming clients and partners, an attractive workplace for young professionals, for whom it is convenient to come to work from their university, and after work to stay in the city center for the evening. In addition, employees can conveniently reach work by both public and private transport,” says Ž. Petrauskas.
Aon Baltic has increased its premises by 685 sq. m and now occupies a little over 1200 sq. m. over 3 floors of the building. According to Giedrius Brūzgė, Director of the EIKA Property Management Department, maintaining zero vacancy in such a competitive environment is not easy, but the biggest advantages of our business center – a convenient location near the bend of the Neris River, a parking lot that meets all needs, and a relationship with the tenant – help us achieve such results.
In Vilnius, the average vacancy rate of vacant A and B+ class office space in business centers decreased to 3.0 percent in the first quarter from 4.1 percent at the end of 2018. The average rental price of vacant premises increased to 14.7 €/m2. In A class business centers, the rent is 15.0-20.0 €/m2, in B+ class – 10.5-14 €/m2.
