A new residential quarter called “Baltas lapas” will soon begin construction at the intersection of Vilnius’ Old Town and New Town. Having received a building permit, the real estate and development company “Eika” plans to build 10 individual apartment buildings with residential and commercial spaces.
During the first phase of construction, which will begin at the junction of Šaltėnių and Mindaugo streets, approximately 13 million euros will be invested and three residential buildings will be built. The size of the apartments in them will range from 26 to 90 sq. m. It is planned that the first settlers will move into “Baltė lapa” at the beginning of 2020.
According to Martynas Žibūda, Development Director of Eika, the project is being implemented in a very attractive location, where the Old Town connects with the New Town.
“This area is full of diversity and freedom, where urban concrete and cozy cafes meet with lively markets, and the old town with its narrow streets and squares nearby. “Baltas lapas” will be just as dynamic, focused on exploring and active urban individualists. We hope that we will create a place for newcomers here, where they will boldly open that blank page as a promise to themselves to live every day, to create a new life story every day,” says M. Žibūda.
Positive urban change
“Baltė lapa”, designed by the architectural group UAB “Unitectus”, is planned to be implemented in three construction phases. The project, developed on the territory of the former “Kartonas” factory, which borders Agononų, Šaltinių and Mindaugo streets, is expected to be completed by 2023.
According to M. Žibūda, this is the second production area that the company is developing – currently, Eika is continuing the development of an apartment block. “Home braids” development on a 1.3 ha plot of land on Tuskulėnų Street in Žirmūnai, where the buildings of “Vilniaus Duona” previously stood.
“For some time now, old industrial spaces in cities have been being transformed and resurrected for a new function – to create a life for active citizens. This is a natural change that allows the city to grow and become more modern. We hope that “Baltas lapas” will become one of such positive examples of urban change,” says the development director of “Eika”.
According to the project developers, the block will have separate spaces with closed courtyards and children’s playgrounds, which will be accessible only to the block’s residents. A parking lot is planned to be built under the plot. Inside the block, it is planned to equip a space for the community to gather, spend free time, and communicate.
Currently, Eika is developing residential projects in Pilaitė, Žirmūnai, Bajorai, and Antakalnis. The company is developing a multifunctional space called Livesquare on Gedimino Avenue, which will consist of a Hilton Garden Inn hotel, a residential building with apartments, and a business center with retail space.
